What our own listings show. In the Land & Property listings, Nov 2026 snapshot, all 93 published listings were for sale and none was a monthly rental. So the rent figures on this page come from outside reporting, not from our stock, and they are labelled with their dates. Rental listings will appear in the live results below as landlords and verified agents add them.
Is a gated estate better than an open street?
It can be, but only if the gate delivers what it promises. We found no published comparison of gated and open-street rents or crime, so judge each place yourself. A gated estate usually offers a guard, shared perimeter and sometimes a service fee. An open street offers more landlord flexibility and often lower rent but you carry more of the security yourself.
- Service fee. Section 46 of the Landlord and Tenant Act 2022 allows a fee for security, conservancy, sanitation and similar services, and says it varies with the landlord's real costs. Ask for the current figure and who audits it.
- Generator and water. Ask whether backup power and a water tank are shared, and who pays fuel and pump costs.
- Rules. Estate rules on visitors, parking, pets and business use should be attached to the lease.
- Entry. Under section 48 the landlord must give written notice before coming in, except in an emergency.
How long should the lease be at this size?
Three-bedroom tenants usually want stability for schooling and work, so ask for a fixed term of one or two years and put the rent for the full term in the agreement. In a fixed term, the Act says the landlord cannot raise the rent before the term ends unless the agreement provides for it (section 26), and that rent cannot rise more often than every 12 months. The agreement should also say when each side may end it early. In a monthly tenancy, notice is 30 days and shorter notice in the lease is void (section 38).
Any agreement worth 25 currency points or more (UGX 500,000, at UGX 20,000 per point) is not enforceable by action unless it is in writing or the other side admits it (section 4). At this rent level that is every lease, so insist on a written agreement and a copy, which the landlord must hand over straight after signing (section 5).
Who pays for repairs in a rented house?
Mostly the landlord, with exceptions. Section 7 of the Landlord and Tenant Act 2022 implies a term that the landlord keeps the premises in good repair, including exterior parts and common areas, judged by the age and character of the home and its locality. Section 8 says that duty does not cover damage the tenant causes through negligence or lack of care, which the landlord can ask the tenant in writing to repair, and may repair at the tenant's cost if not done within 14 days, except in an emergency.
Section 9 lets a tenant carry out urgent repairs, such as a burst water pipe, a blocked toilet, a serious roof leak, a dangerous electrical fault or flooding. The tenant must then give written notice, the costs and receipts straight away. Costs must be reasonable and at market rates, the landlord must reimburse within 14 days, and failing that the tenant can recover the sum from rent. Non-urgent repairs need 14 days' written notice to the landlord first. For more, read Who Pays for Repairs in a Rental in Uganda?.
What if the landlord or the tenant lives abroad?
Diaspora landlords and tenants are common at this size. The Act lets either side appoint an agent for transactions such as marketing the premises, drawing up agreements, collecting rent and arranging repairs (section 49). The appointment and its scope must be in writing and made available to the other party, so a tenant is entitled to see the agent's authority. If you are a tenant, pay rent only to the person or account named in that document and ask for the receipt that the Act requires.
If you are a landlord abroad, choose an agent whose identity you have checked, and agree how repairs above a set amount are approved. Verified agents on Land & Property are checked for identity, and you can list your rental through one. Short-stay owners should note that guests book through Land & Property and we pay the owner after taking our percentage.
Which estates are best for families, and what is next?
No source ranks estates for families, so the honest answer is to match the estate to your school, work and budget. Munyonyo and Lubowa lie south of the city (Lubowa on Entebbe Road), Najjera and Naalya to the north-east, and Bugolobi and Muyenga close to the city. For a closer look at one, read Apartments and Houses for Rent in Bugolobi, Kampala.
