List Your Property for Rent: What to Include
Updated 3 November 2026 · Land & Property editorial team
To list a property for rent in Uganda, sign up, add clear photos of the actual unit, state the rent, deposit and advance rent within the Landlord and Tenant Act 2022 limits, and say what is included. On Land & Property you can list a long let, or an Airbnb-style stay that guests book through us while we pay you after taking our percentage, as at November 2026.
How do I advertise my house for rent?
The steps on Land & Property are short.
- Create an account. Go to list your property free and choose the landlord or agent route.
- Choose the kind of let. A long let is a tenancy you sign with the tenant. An Airbnb-style stay is booked through Land & Property, which is explained below.
- Add the details. Area, type of home, bedrooms, bathrooms, rent, what is included and when it is free.
- Upload photos. Show the actual unit, as set out in the next section.
- Publish and answer enquiries. Replies by WhatsApp or phone should come the same day.
If you are an agent, you should also read our guidance on verification. Agents on the platform go through a National ID and live selfie check before they receive a Verified badge. How the overall process works is on how it works. If you also have land to sell, see List Your Land on Land & Property.
What photos and details should a rental listing show?
Renters decide on the photos first. Knight Frank's 2026 Kampala short-term rental report says that most guests book on digital presentation alone and lists low-resolution mobile photos, dark or cluttered images and missing amenity shots as common mistakes. Its top-quartile practice is professional photography that covers every room and the outdoor spaces, refreshed every 12 to 18 months.
A listing for a long let should show:
- Every room, the kitchen, the bathroom, the compound gate and the street.
- Power and water: prepaid or postpaid meter, tank, borehole or mains, and backup power. Knight Frank notes that power and water outages are frequent in Kampala, so say what you have.
- Security: gate, guard, fence, lighting.
- Parking, and the distance to the tarmac road.
- What is included: furniture, appliances, internet, cleaning.
- Any service fee and what it covers.
Only use photos of the unit you are letting. A January 2026 Nymy Net article on Kampala broker tactics describes brokers using pictures of already-occupied houses to collect inspection fees. Real photos protect your listing from looking like that.
How do I price a rental?
Compare before you decide. We do not publish a rent median of our own yet: in our listings snapshot of 3 November 2026, all 93 published listings are for sale. For now, price against similar homes in the same area. Browse Rent in Kampala by Area and homes to rent now.
Knight Frank's H1 2026 review of the Kampala property market gives you the mood of the market.
- Prime residential occupancy was about 84 percent, up from 80 percent in H1 2025.
- Average headline rents rose by about 1.7 percent for two-bedroom and 0.6 percent for three-bedroom apartments year on year.
- Tenants kept the upper hand in negotiations. Landlords who held out for high asking rents faced long voids, and stock priced ambitiously sat unlet for longer.
The advice is to price realistically and let sooner. For a furnished flat, see furnished apartments for rent Kampala. If you want help, read What a Property Manager Does and Charges.
Which terms must I follow under the Landlord and Tenant Act?
State your terms in the listing, then repeat them in the written agreement. These are the main limits, from the Landlord and Tenant Act 2022 (Act 9 of 2022).
| Term | What the Act says | Section |
|---|---|---|
| Security deposit | One deposit only, not above one month's rent; written terms for withholding; written receipt; no deduction for normal wear and tear | 30 |
| Rent in advance | No more than three months for a tenancy of more than one month, unless both agree | 24 |
| Rent increase | Not above 10 percent a year unless agreed otherwise; 60 days' notice; not within 12 months of the last increase | 26 |
| Rent receipt | Written receipt with the amount and period; keep records | 25 |
| Written agreement | Landlord must give the tenant a copy at once; agreements worth 25 currency points (UGX 500,000) or more are enforceable only if written, or admitted | 4 and 5 |
| Tenant identification | Landlord must not sign with an individual without an ID document | 3(5) |
| Notice to end | 7 days weekly, 30 days monthly, 60 days year to year; shorter notice void | 38 |
| Service fee | Allowed for extra services such as security and conservancy | 46 |
| Agents | Appointment, particulars and scope in writing, shared with the tenant | 49 |

Can I list an Airbnb-style stay and be paid after booking?
Yes. Besides long lets, we list furnished homes for short stays that guests book through Land & Property. The guest pays us. We keep a percentage of the booking and pay you the rest after that. Ask us for the current percentage before you list, so that you can compare the payout with a long let.
Short stays carry extra duties. Knight Frank (2026) says short-term rental income is taxable, that tourism registration with the Uganda Tourism Board may apply, and that condo by-laws can limit use. Our page on Short-Let and Airbnb Rules and Tax in Uganda sets these out. Typical expectations are in the same report: wifi, a kitchen, hot water, parking, 24-hour security and basic furnishing as the baseline, with a generator or inverter and a water tank as the next level. Income depends heavily on occupancy: Knight Frank's median is 44 percent, so run the figures first. See Short-Let vs Long-Let in Kampala.
Is listing free, and who sees my listing?
At launch, agents list free on Land & Property, and agents will pay to list later. Other options include featured listings, which are paid boosts, and verified-agent plans. Current terms for landlords and agents are on our pricing page.
Buyers and renters reach you by WhatsApp or phone. Keep your answers consistent with the listing: if you say no viewing fee, do not ask for one. Fraud is a real worry for renters, so help them to trust you with a clear agreement and receipts. Our guide to Houses and Apartments for Rent in Uganda shows what renters see.
