Cheap Apartments and Houses for Rent in Kampala

Updated 3 November 2026 · Land & Property editorial team

The cheapest rents in Kampala are in outer estates. In March 2023 the Monitor found one-bedroom houses at UGX 200,000 in Kisugu and UGX 400,000 in Kirinya and Makindye, and apartments at UGX 500,000 to 700,000 in Najjera. A June 2026 broker estimate puts studios from UGX 400,000 and one-bedrooms from UGX 600,000. Never pay a deposit before you have seen the unit and the landlord's authority.

Where is rent cheapest in Kampala?

Rent falls as you move away from the centre and from the prime estates. Broker asking-rent estimates for June 2026 name Kisaasi, Kyanja, Naalya, Najjera and Makindye as the cheaper areas for one and two bedrooms, with studios from about UGX 400,000 and one-bedrooms from about UGX 600,000. The Monitor's survey of March 2023 is the only per-estate source we could open. It is more than three years old, so today's rents will be higher.

What our own listings show. In the Land & Property listings, Nov 2026 snapshot, all 93 published listings were for sale and none was a monthly rental. So the rent figures on this page come from outside reporting, not from our stock, and they are labelled with their dates. Rental listings will appear in the live results below as landlords and verified agents add them.

What does cheap really cost in other ways?

Low rent often moves the cost somewhere else. We found no published ranking of estates for flooding, water or crime, so these are the questions to ask, not claims about any place.

  • Commute. A cheaper estate on the edge of the city adds boda or taxi fares and time. Price a month of transport before you compare rents.
  • Flooding and drainage. Look at the compound and the street after rain. Section 6 of the Landlord and Tenant Act 2022 treats drainage, water supply and ventilation as tests of whether a home is fit to live in, and sewerage and drainage charges are the landlord's under section 13.
  • Water. Ask whether there is piped water, a borehole or a tank, and who pays the pump.
  • Security. Check the gate, wall, lights and neighbours.
  • Repairs. The landlord must keep the premises in good repair (section 7), but a landlord who cannot be reached is still a problem, so keep written records.

How do I avoid being scammed when renting cheap?

Low prices attract fake adverts. Watch for these signs, and read How to Avoid Rental Scams in Kampala before you pay anyone.

  • Price well below the street. If a unit is far cheaper than similar ones nearby, ask why.
  • Pressure to pay before viewing. Never pay a deposit or an agent fee for a unit you have not entered.
  • No landlord, only a "caretaker" or phone contact. Ask for written authority from the owner and match the ID.
  • Pay to a personal mobile number. Prefer an account in the owner's or agency's name, and keep the record.
  • No receipt. The Act requires a written receipt for rent (section 25) and for the deposit (section 30).

The Act also makes void any lease term that makes a party bear the other's costs of preparing the agreement (section 11), so a landlord cannot lawfully make you pay for drawing up the lease. Verified agents on Land & Property are checked for identity before they list.

Can I negotiate rent in advance and deposit?

Yes, within the limits of the law. As of November 2026, the Landlord and Tenant Act 2022 says:

  • Rent in advance (section 24). A landlord shall not require more than three months in advance for a tenancy longer than a month, unless both sides mutually agree to a longer period. For a tenancy under a month the cap is two weeks.
  • Security deposit (section 30). One deposit only, not more than one month's rent. Receipt in writing, and the conditions for keeping any of it must be stated in writing. Normal wear and tear is not a reason to withhold.
  • Payment date and method (section 21). Rent is paid on the date and in the manner agreed, so ask for monthly payment and put it in the lease.

If a landlord demands six months up front, that is above the cap unless you freely agree, and you are not obliged to. Read Rent in Advance: How Many Months Can a Landlord Ask? for more.

Is the cheapest option always the best?

Not usually. A one-bedroom house at UGX 200,000 (Kisugu, 2023) may suit a single worker or student, while a family with children will care more about space, a safe yard and a school nearby. Check three things before deciding: the total monthly cost (rent plus transport, water and power), the written lease terms, and whether the landlord has the right to let. Broker estimates also warn that all portal rents are asking figures, not signed leases.

Frequently asked questions

Where is the cheapest rent in Kampala?

Outer estates. The March 2023 Monitor survey found one-bedroom houses at UGX 200,000 in Kisugu and UGX 400,000 in Kirinya and Makindye. Broker estimates for 2026 name Kisaasi, Kyanja, Naalya, Najjera and Makindye as cheaper areas. Today's prices will be higher than the 2023 figures.

How do I avoid being scammed when renting cheap?

Never pay before you have viewed the unit and seen the landlord's or agent's authority. Match the ID to the title or written authority, pay into an account in the owner's name, and insist on a written receipt. A price far below similar units nearby is a warning sign.

Can I pay rent monthly?

Yes, if the landlord agrees. Section 21 of the Landlord and Tenant Act 2022 says rent is paid on the date and in the manner agreed. A landlord may ask for up to three months in advance on a tenancy over a month, but you can ask for monthly payment and write it in the lease.

Can a landlord make me pay for the lease paperwork?

No. Section 11 of the Landlord and Tenant Act 2022 makes void any lease term that requires a party to bear the other party's costs of preparing the tenancy agreement. Pay only the lawful deposit and any rent agreed, and ask for a written receipt for each payment.
