Where is Lubowa, and what is nearby?

Lubowa is a neighbourhood in Wakiso District, in the Central Region, at about 1,300 m, and Wikipedia puts it about 11.5 km by road south of the central business district. It borders Kabowa, Najjanankumbi, Makindye, Munyonyo, Kaazi, Kajjansi, Nakigalala and Buddo, and the Kampala-Entebbe Road runs through it (source 3). That puts it between Munyonyo and Kajjansi on the Entebbe Road side, and in Wakiso rather than Kampala's divisions.

Wikipedia lists Galaxy International School Uganda and the International School of Uganda, a private school mainly serving diplomatic and expatriate families, among its institutions, along with an International Health Sciences University campus, African Bible University and Lubowa Hospital, and notes the Uganda International Specialized Hospital as under development (source 3). Check each facility's status yourself, because a hospital listed as in development may not be open.

How much is rent in Lubowa?

We have no Lubowa rent in our own data, because every listing in the 3 November 2026 snapshot is for sale and none is in Lubowa (Land & Property listings, Nov 2026). The African Vestor, which gathers asking rents from listing portals, names Lubowa among popular family areas and among strong expat areas, as of June 2026 (source 1).

How do the Entebbe Road and the Expressway affect the commute?

Lubowa's main road is the Kampala-Entebbe Road. The Kampala-Entebbe Expressway, opened on 15 June 2018, is a separate, limited-access road of about 51 km in total, running from Entebbe International Airport to Busega on the Northern Bypass, with a spur branching at Kajjansi towards Munyonyo (source 4). Kajjansi borders Lubowa (source 3), so the Expressway is near, but we could not confirm a dedicated Lubowa interchange, and we do not claim one.

The Expressway is tolled. Toll collection began on 8 January 2022, at UGX 5,000 to 18,000 depending on vehicle size (source 4). Fees and operators can change, so confirm the current rate before you budget. We found no measured journey times to the airport or the city, and no airport distance for Lubowa in the sources we opened. Drive the route at the hour you will use it, and count toll costs if you plan to use the Expressway daily.

Do Lubowa estates charge service fees?

Many do, but we found no published fee schedule for Lubowa estates and will not invent one. What the law says is clear: under section 46 of the Landlord and Tenant Act, 2022 a landlord may charge a service fee for extra services such as security, conservancy and sanitation, and the fee may vary with the real costs (source 2). Typical landlord-paid building costs, as of June 2026, are UGX 100,000 to 400,000 a month for security, UGX 30,000 to 100,000 for cleaning and garbage, and UGX 50,000 to 200,000 for water-system support (source 1), which gives you a yardstick when an estate quotes a figure.

Ask five questions: what does the fee cover, who sets it, can it change in the middle of a lease, is there a guard on every shift, and are there rules on visitors and parking. Get the answers in the tenancy agreement.

What deposit and advance rent can a Lubowa landlord require?

Estates and compounds follow the same law as anywhere in Uganda, as at November 2026. Section 24 of the Act says a landlord shall not require more than three months' rent in advance on a tenancy of more than one month unless tenant and landlord mutually agree to more. Section 30 says a landlord shall not require more than one security deposit, and the amount may not exceed one month's rent (source 2).

Knight Frank says that in prime areas tenants kept the upper hand in the first half of 2026, with occupancy at about 84 percent and conditions that favour tenants (source 5). That gives you room to negotiate. If you find a broker, agree any fee up front; a July 2024 guide from Nymy Net says fees of 13 to 15 percent of a month's rent are seen on properties above UGX 1.02 million, naming Munyonyo, Kansanga, Kira and Kajjansi (source 6).

How is renting in Lubowa different from buying land there?

Renting gives you flexibility while the area develops, and it avoids the title risk that comes with buying.
