What is Munyonyo, and why does demand here differ from the city centre?
Munyonyo sits on the northern shore of Lake Victoria in Makindye Division, with Lake Victoria to its south, Ggaba to the east, Makindye to the north-west and Lubowa to the west, at about 1,160 m. Wikipedia places it about 13 km by road south-east of the central business district. It is the site of the Commonwealth Resort, which hosted the 2007 Commonwealth Heads of Government Meeting, and of Speke Resort and Conference Centre, as well as the Munyonyo Martyrs Shrine, a Catholic basilica (source 3).
That resort and shrine cluster shapes who rents here. People come for conference stays, lake views and quiet, and executive tenants and visiting delegations make up a share of demand. We do not have a sourced breakdown of tenant types for Munyonyo itself, so treat this as a description of the setting, not a statistic. Our own page on Apartments and Houses for Rent in Muyenga, Kampala describes the hill just inland.
How much is rent in Munyonyo?
The Land & Property listings snapshot of 3 November 2026 has no Munyonyo listing and no rental with a monthly rent, so we cannot publish rents from our own data (Land & Property listings, Nov 2026). The African Vestor, which gathers asking rents from listing portals as of June 2026, places Munyonyo in both the family and the expat groups, and gives group ranges, not Munyonyo-only prices (source 1).
| Type of home | Typical monthly rent, June 2026 | Note |
|---|---|---|
| Family homes, 2-3 bedrooms | UGX 1.5 million to 4 million | Munyonyo is one of the popular areas named |
| Expat-grade homes | UGX 2.5 million to 6 million | Munyonyo is one of the strong areas named |
| Furnished premium | Adds UGX 300,000 to 1.2 million | Typical premium over an unfurnished unit |
We found no source with a price for a lakeside villa as such, and we will not guess one. A villa with a compound, security and a lake view is likely to sit above the family range, but you must see the actual asking rent. For prices in more affordable neighbours, compare Apartments and Houses for Rent in Lubowa, Entebbe Road.
How do you get to town from Munyonyo?
We found no measured travel times, and the sources we opened do not name Munyonyo Road, Ggaba Road or the Southern Bypass as access routes, so we do not describe their jams. What we can confirm is the expressway link: the Kampala-Entebbe Expressway, opened on 15 June 2018, has a spur that leaves the main road at Kajjansi and runs about 14.13 km to Munyonyo (source 4). The expressway is tolled, at UGX 5,000 to 18,000 depending on vehicle size since 8 January 2022, so factor that in if you use it daily.
The practical test is the same as everywhere. Drive from the house to your workplace at your normal hour, twice, and ask neighbours about the worst days. Look at the alternatives within the same budget, such as Apartments and Houses for Rent in Kyanja, Kampala on the other side of town, and decide whether the lake is worth the miles.
Do wetland and lakeshore rules limit what can be built or let?
They can, and that is part of why lakeside supply is tight, but we have not opened the rule text, so we do not quote a setback distance or a legal section here. If you plan to let a property very close to the water, or buy one to let, check that the building is on titled land that the planning authority has approved, and read Lakeshore and Riverbank Land in Uganda: Rules and Risks before you commit.
As a tenant, ask the landlord for proof of ownership and proof that the building has approval, because a property in a protected zone can be a problem for you if an order is later made. Keep your own checks: a title, a signed tenancy agreement and receipts for all payments. The legal limits on what you pay are set out in section 24 of the Landlord and Tenant Act, 2022, which says a landlord may not require more than three months' rent in advance on a tenancy of more than one month unless both sides agree, and section 30, which caps the deposit at one month's rent (source 2), as at November 2026.
Is Munyonyo good for short stays and for investors?
Knight Frank places Munyonyo in its established prime zones for short-term lets, together with Kololo, Nakasero, Naguru and Muyenga, and says these zones command the highest average rates, with embassy clusters, UN agency offices and senior corporate headquarters behind them. It also warns that they carry higher vacancy risk and need higher capital, because guests will switch to hotels when prices are not competitive (source 5). The second half 2025 review reports that short-let growth was steady in secondary neighbourhoods including Munyonyo and Buziga, supported by lower entry costs (source 6).
Land & Property lists Airbnb-style stays: guests book through us, and we pay the owner after taking a percentage, as at November 2026. What costs come on top of the rent?
Plan for service fees and broker fees. Section 46 of the Act allows a landlord to charge a service fee for extra services such as security, conservancy and sanitation (source 2). The African Vestor gives typical landlord-paid building costs of UGX 100,000 to 400,000 a month for security and UGX 50,000 to 200,000 for water-system support, so a gated resort-area estate may price these into the rent (source 1).
A Nymy Net guide of July 2024 says broker fees of 13 to 15 percent of a month's rent are seen on properties above UGX 1.02 million, naming Munyonyo, Kansanga, Kira and Kajjansi among the areas (source 7). Agree any fee in advance, and never pay for a viewing of a house you have not seen. Put the fee, the service charge and the inclusions in the tenancy agreement.
