Where is Lubowa?
Wikipedia describes Lubowa as a neighbourhood and suburb of Kampala in Wakiso District, on the Kampala-Entebbe Road, about 11.5 km by road south of the Kampala central business district, at about 1,300 metres above sea level. It lists the neighbours as Kabowa to the north, Najjanankumbi and Makindye to the north-east, Munyonyo to the east, Kaazi to the south-east, Kajjansi to the south, and Nakigalala and Buddo to the west. It is close to the city and on the road to the airport, which is why many buyers ask about it.

What is in Lubowa?
Wikipedia lists the Galaxy International School Uganda, the International School of Uganda, a roofing materials manufacturer, African Bible University, a campus of International Health Sciences University and a hospital described as in development. Schools are a big part of why families look at Lubowa. The list is undated, so check what is open when you visit. Is Lubowa land titled, and are Lubowa plots in estates?
No public source we opened gives the tenure mix for Lubowa, and we cannot say how many plots there are in gated estates. Both can be true on the same road: some plots sit in a layout with a developer, and some are single parcels with a separate owner. Ask these questions about an estate plot:
- Is there a separate certificate of title for your plot, or only one title for the whole estate that the developer promises to split?
- Do the layout plan and the road reserves match what you see on the ground?
- Who owns the roads and drainage in the estate, and who pays to maintain them?
- Does the developer have the right to sell, shown on a title search and not only on a brochure?
The Ministry of Lands online system (UgNLIS) public search costs UGX 10,000, and the Monitor reported it shows ownership, encumbrances and location. Match the owner to the seller's National ID. If the deal is UGX 10 million or more, URA has required both buyer and seller to hold a TIN since 6 December 2021.
Is there flooding or wetland risk in Lubowa?
We found no public flood map for Lubowa, and we have not confirmed wetland boundaries or buffer distances as of November 2026, so we make no claim about any particular street. What you can do is visit after heavy rain, look for water marks on walls and fences, ask neighbours about the last flood, and check whether a stream or wet ground runs along the plot.
