What is Najjera, and what is next to it?
Najjera is a neighbourhood in Kira Municipality, Wakiso District, about 12 km by road north-east of the central business district, at roughly 1,200 m. Wikipedia lists Nakawa Division of Kampala as adjacent, Downtown Kira to the north and east, Ntinda to the south, Kigoowa to the south-west, Kulambiro to the west and Komamboga to the north-west. It describes Najjera as a fast-growing bedroom community with upscale housing and apartment complexes under construction, plus small businesses such as welding shops, restaurants and motels (source 3). Najjera Progressive School and Najjeera High School are among its schools.
Kiwatule and Kyanja are not on that list of neighbours, so treat the phrase "between Kiwatule, Kyanja and Kira" as a rough guide and check a map. Najjera borders Kyaliwajjala to its east (source 5), which is why renters search for them together. Our Kira page, Houses for Rent in Kira, Najjera and Kyaliwajjala, covers the wider municipality.
How much is rent in Najjera?
The Land & Property snapshot of 3 November 2026 holds only properties for sale, so we publish no rents of our own for Najjera, and we found no Najjera-only dated rent. What The African Vestor gives, as of June 2026 and from listing-portal asking rents, is a pattern that places Najjera at the cheaper end (source 1).
| Measure, as of June 2026 | Figure | Najjera's position |
|---|---|---|
| 1-bedroom, Kampala range | UGX 600,000 to 2 million | Named among the cheapest areas |
| 2-bedroom, Kampala range | UGX 900,000 to 2.5 million | Named among the cheaper areas |
| Young professionals | UGX 700,000 to 1.8 million | Named as an area in demand |
| Families, 2-3 bedroom homes | UGX 1.5 million to 4 million | Named as a popular area |
Those ranges are Kampala-wide group ranges, so a new gated house in Najjera will sit nearer the top of them than an older open-street house. Ask for the asking prices of both kinds on the same visit. The Knight Frank review of the second half of 2025 adds that one-bedroom supply has risen in suburban locations including Kyanja, Ntinda, Naalya and Kigo (source 6), which tends to keep entry rents competitive.
Are gated estates cheaper or dearer than open-street houses?
We have no sourced rent split between the two, and we will not invent one. What we can say is what sets them apart in practice. A gated estate usually sells security and a shared gate, and sometimes drainage, a water tank or a common generator, but these are paid for. An open-street house can be cheaper in rent but leaves security, water and access repairs to you.
Section 46 of the Landlord and Tenant Act, 2022 lets a landlord charge a service fee, as part of the rent or on top of it, for services, repairs, maintenance, improvements or insurance, and the fee may vary with the real cost (source 2). The African Vestor puts typical landlord-paid building costs at UGX 100,000 to 400,000 a month for security, UGX 30,000 to 100,000 for cleaning and garbage, and UGX 50,000 to 200,000 for water-system support (source 1). Ask three things before you sign: is the fee inside the rent, can it change mid-lease, and what will it buy?
What about roads and drainage on estate access roads?
No published source we could open describes the condition of Najjera's estate access roads, so we cannot rate them. The cheapest way to find out is to go on a rainy afternoon. Check whether the road floods, whether a small car can reach the gate, and whether storm drains are clear. Ask neighbours how the road behaved last season.
Look at the supply side too. Knight Frank notes that the newer suburban developments now offer swimming pools, gyms, reliable power backup, road infrastructure and fibre internet (source 4), but the report does not rate each estate, and an amenity listed in an advert should be seen working before you pay.
Is Najjera turning into a short-stay area?
In part, yes. Knight Frank reports that investors are renting apartments to sublet as short-stay units, an emerging niche in Najjera, Kisaasi, Kyanja and Kiwatule, and that budget-oriented units in Kyanja and Najjera are priced at about US$25 to US$50 a night (source 4). It also treats Kyanja, Kisaasi, Ntinda, Kira and Najjera as one emerging mid-tier for short-term lets, and the H2 2025 review says short-let growth was strong in secondary neighbourhoods including Kyanja, Najjera and Ntinda (source 6).
For a tenant that means some blocks mix long-let tenants and rotating guests. Ask the landlord whether short stays are allowed in the building. For an owner, it means a choice. Land & Property lists Airbnb-style stays that guests book through us, and we pay the owner after taking a percentage, as at November 2026. Owners can list your rental either way. Can I buy a plot or house in Najjera instead of renting?
Our sale snapshot shows what the alternative looks like. Residential plots in a new estate in Najjera are listed at UGX 220 million, and a 1.07-acre plot in Buwatte at UGX 950 million (Land & Property listings, Nov 2026). These are asking prices and cover land only. If you want a house on a plot, you must add construction, and you must check the title.
Many tenants stay for a year, learn the area, and then decide. To keep options open, look at the broader pages Houses and Apartments for Rent in Kampala by Area and Houses and Apartments for Rent in Uganda. The tenancy limits are the same everywhere: under sections 24 and 30 of the Act, advance rent is capped at three months unless both sides agree, and the deposit at one month's rent (source 2), as at November 2026.
