Houses for Rent in Kira, Najjera and Kyaliwajjala
Updated 3 November 2026 · Land & Property editorial team
Houses for rent in Kira Municipality, which includes Kyaliwajjala and Najjera, usually cost less than city-centre areas because you trade rent for distance. Kira is about 15 km north-east of the city centre. As of June 2026, one published guide puts Kampala 1-bedroom rents at UGX 600,000 to 2 million and 2-bedrooms at UGX 900,000 to 2.5 million, with the cheapest in northern edge suburbs.

What does it cost to rent a house in Kira, Najjera and Kyaliwajjala?
We have to be straight about the evidence. The Land & Property listings snapshot of 3 November 2026 holds 93 published listings and every one is for sale, so we have no monthly rents of our own to publish for Kira. We also could not find a dated source that gives Kira-only rents. What we can show is the Kampala-wide picture, and which edge suburbs are named as the cheapest.
| Unit | Typical Kampala range, as of June 2026 | Where the cheaper ones sit |
|---|---|---|
| Studio | UGX 400,000 to 1.2 million (average about 750,000) | Not broken down by area |
| 1-bedroom | UGX 600,000 to 2 million (average about 1.3 million) | Kisaasi, Kyanja, Naalya, Najjera and parts of Makindye |
| 2-bedroom | UGX 900,000 to 2.5 million (average about 1.6 million) | Kyanja, Kisaasi, Najjera, Naalya and Makindye |
Those figures are asking rents collected from listing portals, not signed rents, and come from The African Vestor's Kampala rents page (source 1). Najjera and Naalya border Kyaliwajjala, so for a first budget the cheaper end of those ranges is a fair starting point, but a Kira house may cost more or less. Ask for three recent asking prices on the same road before you decide.
Where exactly is Kira, and how far is it from town?
Kira is a municipality in Wakiso District, not a Kampala division. Wikipedia describes it as about 15 km north-east of the central business district, with Gayaza to the north, Mukono to the east and Kasangati to the north-west. It became a municipality in the 2016/2017 financial year and has three divisions: Namugongo, Kira and Bweyogerere (source 3). Kyaliwajjala sits inside the municipality about 14 km north-east of the city by road, with Namugongo to its north-east, Bweyogerere to the south-east, Naalya to the south and Najjera to the west (source 4).
So the three names in this page's title are neighbours, not one estate. Najjera is the closest to Kampala at about 12 km (source 5). Kyaliwajjala is further out and is a Namugongo Road area, home to Naalya Housing Estate, a high-rise condominium and apartment complex, and Quality Shopping Mall (source 4).
How bad is the commute from Kira to town?
The honest answer is that it depends on the hour, and we found no measured travel times to quote. What the sources do confirm is the road layout. The Kampala Northern Bypass runs through the Bweyogerere and Kireka wards of Kira, and it is described as Uganda's first dual-carriageway interstate highway. The Kyaliwajjala-Kira-Kasangati-Matugga road is the other main route (source 3). Kyaliwajjala itself is about 2.5 km from the Bypass at Naalya (source 4).
We do not quote taxi or boda fares because we could not source them. Test the trip yourself: do it at 7 am and at 6 pm on a weekday before you sign. Then count the cost in time as well as shillings. A rent saving of a few hundred thousand shillings can vanish if the daily trip costs you two hours.
What is different about renting in Kira compared with Kampala proper?
Kira is governed by its own municipal council in Wakiso District, while Kampala's divisions fall under the Kampala Capital City Authority. In practice that means local fees, building approvals and service providers may differ from the ones you know in Ntinda or Bukoto, so ask the landlord which office the property falls under. We did not find a published comparison of utilities between the two, so we do not make one.
The tenancy rules do not change with the boundary. Under the Landlord and Tenant Act, 2022, section 24, a landlord may not require more than three months' rent in advance on a tenancy of more than one month unless you both agree to more, and section 30 limits the security deposit to one month's rent (source 2). Section 46 lets a landlord charge a service fee for extras such as security and sanitation, so ask what is included in the rent, as at November 2026.
Brokers are also common. A Nymy Net guide of July 2024 says broker fees can be 13 to 15 percent of a month's rent on properties above UGX 1.02 million, naming Kira among the areas where this is seen (source 6). Agree any fee before the viewing, and never pay a fee for a house you have not seen. Our Houses and Apartments for Rent in Kampala by Area page compares more areas.
How does Kira compare with Najjera, Kyanja and Ntinda?
Think of it as a ladder moving away from the city. Ntinda is the closest and the most established. As of June 2026 it is listed among the areas where young professionals look first, with rents of UGX 700,000 to 1.8 million for that group (source 1). Najjera and Kyanja sit among the cheapest 1-bedroom and 2-bedroom areas, and Kira and Kyaliwajjala lie beyond them.
Knight Frank adds that the short-let market treats Kyanja, Kisaasi, Ntinda, Kira and Najjera as one emerging mid-tier, with modern developments adding pools, gyms, power backup and fibre internet (source 7). That is good news for tenants, because newer buildings are arriving at lower prices than prime areas. When does renting in Kira and then buying nearby make sense?
Some tenants rent first to learn the roads, the flooding spots and the neighbours, then buy. Our sale listings show what that second step costs. In the 3 November 2026 snapshot, smaller Kira plots such as 50 by 100 ft in Nsasa and prime plots in Mulawa are listed at roughly UGX 85 million to 140 million, a residential house in a Jomayi estate is listed at UGX 170 million, and a five-bedroom house on Mamerito Road is listed at UGX 580 million (Land & Property listings, Nov 2026). These are asking prices, not sale prices.

Frequently asked questions
How much is a house in Kira?
We have no Kira-only rent we can date and source. For Kampala as a whole, as of June 2026, a 1-bedroom is UGX 600,000 to 2 million and a 2-bedroom UGX 900,000 to 2.5 million, with the cheapest in northern suburbs such as Najjera and Kyanja. Compare three asking prices on the same road.
Is Kira cheaper than Ntinda?
No source ranks them directly. Najjera, next to Kira, is named among the cheapest 1-bedroom and 2-bedroom areas, while Ntinda is the more established young-professional area, so edge suburbs tend to be cheaper. Check asking rents for the exact road, because new gated houses can cost more.
How long is the commute from Kira to town?
We found no measured times. Kira is about 15 km north-east of the city centre, and the Northern Bypass runs through Kireka and Bweyogerere. Time the trip yourself on a weekday at 7 am and 6 pm before signing a tenancy.
Is Kira part of Kampala?
No. Kira is a municipality in Wakiso District, about 15 km from the city centre. Najjera and Kyaliwajjala sit inside it. Kampala's divisions fall under the Kampala Capital City Authority, so ask the landlord which authority covers the property.
How much deposit can a Kira landlord ask for?
Under section 30 of the Landlord and Tenant Act, 2022, a landlord may not require more than one security deposit, and it may not exceed one month's rent. Advance rent is capped at three months under section 24 unless you agree to more. Ask for a written receipt.
