Landlord Access Plan: Pay Monthly, List and Collect Rent

Updated 3 November 2026 · Land & Property editorial team

The Land & Property landlord access plan is a monthly fee for listing your rentals, receiving enquiries and using rent-collection tools, with rent paid into your own Pesapal or Flutterwave account. We do not print the price here, so it cannot go out of date. The live amount is on our pricing page, as of November 2026.

What does the landlord access plan include?

The plan is built for a landlord who lets out their own property and wants to find tenants and collect rent without paying a manager a share of every payment. It has three parts. First, listing: your rentals appear on Land & Property with photos, rent, area and what is included. Second, enquiries: tenants reach you by WhatsApp or phone, so you speak to them directly. Third, rent-collection tools: you connect your own payment account so that tenants can pay by mobile money or card.

The fee is monthly. We do not write the amount in this page because prices change and a wrong figure here would mislead you. The live price is on the pricing page, and you can read how the whole site works at how it works. If you are comparing with other routes, a table follows.

On manager fees, one Kampala investor guide, last updated on 21 September 2026, says management fees are often 8% to 12% of rent. That is one guide's estimate, not an official rate, so get written quotes. Our own comparison is on Property Management in Uganda: Services, Fees, Choosing.

How do I connect my own Pesapal or Flutterwave account?

You open the account yourself, in your name or your company's name, with the provider you choose. You then link it to your rent tools, so the tenant's payment goes from the tenant to your account. Land & Property does not receive or hold the rent. Check each provider's current terms first:

  • Flutterwave. Its Uganda price page, read in November 2026, lists 3% per transaction for wallets and mobile money and 4.8% for cards, excluding VAT, with next-day settlement for local payments. Its developer page lists MTN and Airtel mobile money in UGX.
  • Pesapal. Its Uganda site says it is regulated by the Bank of Uganda and lists MTN MoMo, Airtel Money, Visa and Mastercard. It does not publish a rate card. Its business account guide says withdrawals from the merchant account are settled to your bank account within 48 working hours, and that you sign a contract and give business information for settlement. That guide refers to Kenyan tax documents, so ask Pesapal Uganda what it needs from you.

The step-by-step is in Collect Rent Online in Uganda With Pesapal or Flutterwave. Fees are taken by the payment provider, not by us, and they are separate from the monthly access fee.

How is this different from listing as an agent?

The landlord plan is for owners. Agents list for other people's property and use a separate route: agents list free at launch, will pay to list later, and can take a verified-agent plan that gives a Verified badge after a National ID and live selfie check. If you are an owner who also helps friends let their flats, you are acting as an agent, and you should read Verified Agent Plans and Pricing.

The Landlord and Tenant Act, 2022 treats a landlord's duly authorised agent as the landlord (section 2), and says that the particulars and scope of an agent's appointment must be in writing and made available to the tenant (section 49(2)). So if someone else lists your house, put their authority on paper.

One more option applies to furnished homes. Airbnb-style stays booked through us are paid differently: the guest pays Land & Property, we keep a percentage of the booking and we pay the owner afterwards. Ask us how that sits alongside the access plan before you list the same home both ways. The rules and tax for short stays are on Airbnb in Kampala: Areas, Hosting Rules and Tax.

Can I cancel, and what happens to my listings?

Read the cancellation terms on the pricing page and at sign-up before you pay, because they are the terms that bind. We do not restate them here, so this page cannot disagree with them. Before you pay, ask three things in writing: how to cancel, whether the current month is refunded, and whether your live listings stay visible, are hidden, or are removed when the plan ends.

Your legal duties as a landlord do not depend on the plan. Keep the signed agreement and give the tenant a copy (sections 4 and 5), issue written receipts and keep a record (section 25), keep the deposit to one month's rent (section 30), and follow the notice rules (section 38). Our summaries are on Landlord and Tenant Act 2022: Plain-English Guide. For tenant screening before you sign, see How to Find and Screen Good Tenants in Uganda.

Do tenants pay a fee, and how do I start?

Tenants do not pay your access fee. They find your listing, then contact you directly. A tenant may choose an escorted site visit with a booking fee, which is a separate service shown at the time of booking. For a tax-ready record, keep your payment-provider statements. URA's 2022 guidance says an individual pays 12% on gross rent above UGX 2,820,000 a year, with no expense deductions, and a company pays 30% after deducting up to half of the rent as expenses. See Landlord Guide for Uganda: Law, Tax and Rent Collection for the checklist.

To start, start as a landlord, then add a listing using the advice in List Your Property for Rent: What to Include. Renters can browse live rentals at Houses and Apartments for Rent in Uganda.

Frequently asked questions

How much is the landlord plan?

It is a monthly access fee, and the exact amount is shown live on our pricing page. We do not print a figure in this guide, so that it never disagrees with the live price. Payment-provider fees from Pesapal or Flutterwave are separate and are charged by those providers.

Can I cancel any time?

Check the cancellation terms on the pricing page and at sign-up, because they are the binding ones. Before you pay, ask how to cancel, whether the current month is refunded and whether your live listings stay visible, are hidden or are removed once the plan ends.

Do tenants pay a fee to see my listing?

No, the access fee is paid by the landlord. Tenants contact you by WhatsApp or phone. If a tenant chooses an escorted site visit, the booking fee is a separate service shown when they book, and it is not part of your plan.

Does Land & Property hold my rent?

No. You connect your own Pesapal or Flutterwave account and the tenant's payment goes into it. That payment provider, not us, handles the money, takes its fee and settles to your bank. Keep the statements for your URA return.

How is the plan different from a verified-agent plan?

The landlord plan is for owners letting their own property. Verified-agent plans are for agents who list for others and who pass a National ID and live selfie check to earn a Verified badge. The pricing page shows both.
