What is a short stay, and how is it different from a monthly rental?

A short stay is a furnished place you book for a few nights, sometimes a few weeks. The price is per night, the home comes with beds, linen, a kitchen and usually Wi-Fi, and you arrive and leave on set days. A monthly rental is a different product: you sign a tenancy, pay a deposit, bring your own things and stay for months. If you plan to stay longer than a month, read our guide to houses and apartments for rent in Uganda.

Short stays suit people who need a base without a contract: a diaspora family visiting relatives, a consultant on a week-long assignment, a traveller who lands late at night and flies out early, or friends spending a weekend by the Nile. Many hosts take same-day bookings, so you can book on the day you travel.

Where can I book a short stay?

We cover four places, and each has its own page written for guests who are choosing where to sleep rather than where to live.

Hosts set their own nightly prices, so we do not publish a price range here. Search shows the total for your dates before you commit.

How do booking and payment work?

You search, choose dates, and pay on the platform by mobile money or card. The payment provider's processing fee appears as its own line in your total, not as a surprise at checkout. We keep the money until the host is due to be paid, which is 72 business hours after your check-in time; weekends and public holidays in the property's country are skipped. The full step-by-step is on How Short-Stay Booking and Payment Work Here.

One rule protects you: never pay a host directly by mobile money, bank transfer or cash. Chat before payment hides phone numbers and links, and the exact address is shown only after you have paid. Our guide on how to avoid rental scams in Kampala explains why.

What protection does a guest get?

The rules are written down before you book. Each host picks one of three cancellation policies (Flexible, Moderate or Firm), and the one in force when you book is saved with your booking and never changes. If a host cancels on you, you get everything back, including the processing fee, plus help to find a comparable place in the same area. If you arrive and the place is unsafe or clearly not as described, you can report it with photos, and staff reply within 60 minutes on check-in day.

The detail, including refund times and what evidence to send, is on Short-Stay Cancellation, Refunds and Guest Protection.

Frequently asked questions

Is Land & Property the same as Airbnb?

No. Both let you book furnished places by the night, but Land & Property is a Uganda-first marketplace where hosts and properties are verified before going live, all payment stays on the platform, and the rules for cancellations, refunds and problems on arrival are published in advance.

Where can I book a short stay?

In Kampala estates, Entebbe, Jinja and Nairobi. Each location has a guest page explaining the area. Use search with the rent filter and the place name, and you will see only places available for your dates.

Is my payment safe until I arrive?

You pay through the platform, not the host. We hold the payment and the host is paid 72 business hours after check-in, so a problem on arrival can be raised while the money is still with us. Never pay a host outside the site.

Can I book on the same day I travel?

Often yes. Many hosts accept same-day bookings, and each host sets a latest booking time for tonight. Search shows only tonight's places that can still be made ready in time.

Do I need to upload ID?

Yes, once per account. Before your first booking you upload a photo of your national ID or passport and take a selfie in the app. The booking goes through at once and our team checks the ID afterwards.
