How do I become a verified property agent in Uganda?

You apply online, prove who you are, and then list. The steps are short, and the first listings are free while we are at launch stage. Here is the order:

  1. Create an account. Use the sign-up page and choose the agent route. The agent onboarding page walks you through the forms.
  2. Send your National ID number (NIN). This is the number on your Ugandan national ID. We match it to the name on your profile.
  3. Take a live selfie. The selfie is taken at the time of the check, so a photo of someone else's ID is not enough.
  4. Get your Verified badge. When the check passes, the badge appears on your profile and on every listing you post.
  5. List your properties. Add plots, farmland, forest trees, houses, apartments, commercial property or rentals. Each listing needs honest details and your authority to sell.

Verification is about you, the person behind the listings. It is not a check of every title you list. Title checks are a separate, paid service, explained below and on how we verify agents.

Is it free to join and list as an agent?

Yes, at launch. Agents list free for now. Later, agents will pay to list, and verified-agent plans (a monthly subscription) will be offered. We will publish the plans on the pricing page before any charge starts, so you can decide in advance.

Three things are paid, and none of them is needed to get the basic Verified badge:

  • Featured listings. A paid boost that places a listing higher. A featured label shows promotion, not extra checking.
  • Land-title checks. A registry check on a title. These are required for agent listings above a value threshold, and optional below it.
  • The interview badge. An office or phone interview, shown on your profile for that month. It is offered only after you have passed the standard check.

The registry itself charges for searches. The Ministry's 2011 procedure sheet puts a physical title search at UGX 10,000, and its UgNLIS poster gives UGX 10,000 for each online search. Confirm the current fee with the Ministry before you rely on it. Our own fee for a title check is shown when you order it.

Which documents do I need?

For an individual agent the list is short. Agencies need more, and they should read how to register an agency or team.

A TIN (Tax Identification Number) comes from the Uganda Revenue Authority, and URA tells agents to quote it in all dealings with URA.

What does my agent profile show buyers?

Your profile is a page you can share in a WhatsApp status, a Facebook post or a business card. It shows your name, your Verified badge, the areas and listing types you work in, your active listings and a WhatsApp button. If you have taken the paid interview, that badge appears for the month it covers.

Photos and a clear description matter. We explain what buyers look at in Agent Profile Tips That Win Buyer Trust, and how to turn views into calls in How Verified Agents Win More Enquiries. All verified agents also agree to the Verified Agent Code of Conduct.

You can see how profiles are grouped in the Verified Agents Directory. Our listing snapshot of 3 November 2026 (Land & Property listings, Nov 2026) shows 93 published listings, all listed by Land & Property itself and none yet by agents. That means the first verified agents will appear in a market with very little competition on this platform.

How do enquiries and leads reach me?

When a buyer taps the contact button on your listing, the enquiry goes to the agent who holds that listing, by WhatsApp or phone. We do not put a middleman between you and the buyer. Because enquiries go straight to you, you agree the commission with your client yourself, and Land & Property takes commission only on sales where we take on the project ourselves.

WhatsApp is how most Ugandan property business is done, so reply quickly and keep the conversation professional. Our guide on getting property leads on WhatsApp without spam covers message templates, broadcast etiquette and how to avoid being mistaken for a scammer. One verified agent should hold each listing, so duplicate postings of the same plot are queried.

Do I need a licence to work as a real estate agent in Uganda?

As of November 2026 we have not found an enacted law that requires a Ugandan agent to hold a licence, so we do not describe any agent as "licensed". A Daily Monitor article dated 11 September 2026 reports the Lands Minister saying the Government is fast-tracking a Real Estate Bill meant to professionalise the industry and protect the public from fraud and false representation. The article did not say when it will pass. Read the full position on whether a real estate agent licence is required in Uganda.

Not needing a licence does not mean no rules apply to you:

  • Uganda Revenue Authority guidance for real estate agents says to register your company with URSB, register for tax with URA and obtain a trading licence from your local council.
  • URA says a resident who pays a resident real estate agent's management or professional fees must withhold 6% of the gross amount.
  • The Financial Intelligence Authority's June 2020 guidance says real estate agents are covered by the Anti-Money Laundering Act, 2013 and must register with the FIA, report suspicious transactions and keep records for ten years. Read the guidance note for the current duties.

This page is general information, not legal or tax advice. Check the current position with URA, the FIA or an advocate.

How do agent referrals work?

If you know another agent who should be on the platform, you can refer them. A referral counts only after the person you referred has passed verification. A sign-up that never completes the NIN and selfie check does not count, and we do not reward unverified accounts. The reason is simple: the platform's value to buyers is that every agent is checked, so growth that skips the check would defeat the purpose.

Current referral terms, if any are running, are shown in your agent account and on the pricing page. We do not promise any reward on this page. Referrals do not shortcut the code of conduct, and a referred agent who breaks it can lose the badge like any other.

Why does verification matter now?

Buyers have good reason to be careful. Nymynet, a Ugandan property blog, describes fake agents who collect inspection fees and disappear, mobile-money deposits asked before any viewing, and accusations that some agents resell the same listing to several clients. The Daily Monitor reported 663 land fraud cases reported to police in 2025, against 397 in 2024. These are signals of buyer fear, not a measure of agent behaviour, and most agents are honest. A verified profile lets an honest agent stand apart. Buyers who have been burned can read our guide on what to do if an agent took your money and disappeared, and honest agents can point to it as the standard they work to.

Frequently asked questions

How do I join as an agent?

Create an account on the sign-up page, choose the agent route, send your National ID number and take the live selfie. When the check passes your profile shows a Verified badge and you can post listings. Listing is free at launch. Agencies should register the firm first and then verify each agent.

How long does verification take?

We do not promise a fixed turnaround. The time depends mostly on how clearly your ID details and selfie are submitted, because a mismatch has to be queried with you. Submit a clear selfie in good light and use the same name as on your National ID to avoid delays.

Do I need a licence to be a real estate agent in Uganda?

As of November 2026 we have not found an enacted law that requires an agent licence (this is our reading, not legal advice). A Daily Monitor article of 11 September 2026 reports that the Government is fast-tracking a Real Estate Bill. Until it passes and its rules are published, verification of your identity is the practical way to show buyers you are real.

Can I list for free?

Yes. Agents list free at launch. Later, agents will pay to list and verified-agent subscription plans will be offered, shown on the pricing page before charges start. Featured listings, title checks and the interview badge are paid options from the beginning and are not needed for the basic Verified badge.

Does the Verified badge mean the title is genuine?

No. The badge shows that a real person with a checked National ID stands behind the listing. It does not prove the land is genuinely owned by the seller. Ownership is tested at the land registry, which is why title checks are a separate step for higher-value land.
