Complaints and Appeals

Updated 3 November 2026 · Land & Property editorial team

To complain about an agent, a listing or Land & Property, send us the listing link, what happened and your evidence through the report form or our contact page. We review it, ask the other side to reply, check the facts and tell you the decision. Agents can appeal a decision. We do not promise outcomes, and crimes should also go to police. Process as of November 2026.

How do I complain about an agent, a listing or Land & Property?

Use the route that fits. For a suspicious listing or agent, use the report form. For anything else, including a complaint about us, use the ask our team on WhatsApp or by email page. In every case, send the same few facts:

  • The link to the listing or profile, or the name as shown.
  • What happened, in date order, in a few lines.
  • What you paid, to whom, when and how, if money moved.
  • Screenshots, receipts and chat records. Do not delete the original messages.
  • How you would like us to reach you.

You do not need a lawyer to complain. You do not need to be a user of the platform either. Anyone who has seen a misleading listing can tell us. If you lost money, read How to Spot a Fake Property Agent in Uganda and report to police as well, because we cannot recover money.

What do we check when we get a complaint?

A complaint starts a review, not a verdict. We look at the same things we look at when we check any listing. Our page on How We Check Listings and Titles explains those checks in full. In a complaint we usually do four things:

  1. Confirm the listing and the lister. Is the property on our site, and who posted it? Is the agent Verified?
  2. Compare the claim with our records. Price, photos, tenure and title status as listed, and any change since.
  3. Ask the other side to reply. The agent or seller sees the substance of the complaint and gets a deadline to answer.
  4. Check the evidence. Messages, receipts and papers from both sides.

We do not decide who owns land. Only the registry and the courts do that. We decide whether our rules were broken, and what we do about it on our own platform. Our own listings are covered too. If you doubt something on a property shown as Land & Property own listings, complain in the same way.

What are the timelines?

These are targets as of November 2026, not guarantees. Some cases are quick and some need days of back and forth. We will tell you if a case will take longer.

StepTarget
We confirm we received your reportWithin 2 working days
Decision on whether to take a reported listing down while we lookWithin 48 hours
The agent or seller repliesBy the deadline in our message, usually a few days
Final decision on the complaintWe tell you the date when we confirm receipt, and we update you if it moves
Appeal by an agentWithin 14 days of our decision

Taking a listing down while we investigate is a safety step. It is not a finding that the agent did wrong, and it can be reversed.

What can happen after a decision?

Outcomes follow the evidence. They can include no action, a written warning, a corrected or removed listing, a suspended Verified badge, or removal of the account. The levels are set out in the Verified Agent Code of Conduct. We do not promise a result before we have looked, and we will not share one side's private details with the other beyond what is needed to reply. Where we think a crime may have occurred, we advise the person who lost money to report it, and we keep our records for police.

Can an agent appeal a suspension or removal?

Yes. An agent who is suspended, removed or refused a badge can appeal. Send the appeal to us within 14 days of the decision. Say which decision you are appealing, why you think it was wrong, and attach anything new, such as a written mandate, an owner's letter or a corrected listing. A different member of the team from the one who decided reviews it. We reply in writing with the result and the reasons.

An appeal does not restore a badge while it is being reviewed, unless we say so. The same applies to a verification decision. If your National ID and selfie check was refused, you can send a clearer photo, a corrected ID number or another document and ask us to look again.

What if I am not happy with our answer?

You are free to take it further. As of November 2026 we have found no dedicated regulator for property agents that we could point you to. The Lands Minister said in September 2026 that a Real Estate Bill is being fast-tracked to create ways to hold practitioners accountable, and the article does not say whether it has been tabled or passed. Until a regulator exists, the routes outside us are these:

  • Police, for fraud, forgery or false pretences. Police have urged victims to report without delay and to keep payment logs, chats and screenshots (AllAfrica, 18 October 2026).
  • Your mobile money provider, for a payment you want frozen or reversed.
  • An advocate and the courts, for money claims and land disputes.

The Daily Monitor reported in April 2026 that police recorded 663 land fraud cases in 2025, up from 397 in 2024, and that 145 of the 2025 cases were advised to seek civil redress. That is why we tell people not to rely on a platform complaint alone. We may also correct pages on our own site when a complaint shows an error. See Land & Property corrections for how we record that, and Land & Property editorial team for who writes our content. To start, browse all listings or go straight to contact.

Frequently asked questions

How do I complain about an agent?

Use the report form for a listing or agent, or the contact page for anything else. Send the listing link, a short dated account, what you paid and to whom, and screenshots or receipts. If you lost money, also report to police. We cannot recover money for you.

Can an agent appeal a suspension?

Yes. Appeal in writing within 14 days of our decision, say what was wrong and add any new proof. A different team member reviews it and replies in writing with reasons. The badge stays suspended during the review unless we tell you otherwise.

How long does a complaint take?

We aim to confirm receipt within 2 working days and decide within 48 hours whether to take a reported listing down while we look. The final decision date depends on the case, and we tell you if it moves. These are targets, not promises.

Will you get my money back?

No. We are not the police, a court or a payment provider and we cannot reverse payments. We can review our own listings and agents, sanction confirmed breaches and give records to police. Report fraud to police and contact your mobile money provider quickly.
