Diaspora Total-Cost Calculator
Updated 3 November 2026 · Land & Property editorial team
Buying land in Uganda from abroad costs more than the price. As of November 2026, the fixed government charges on a transfer are stamp duty of 1.5% of the Chief Government Valuer's value plus UGX 30,000 in search and registration fees. The diaspora total-cost calculator adds the costs you enter yourself: money transfer fees, power of attorney and notarisation, legal and survey work, and travel for a site visit.
- Stamp duty on a land transfer
- 1.5% of the valuer's value (as of Nov 2026)
- Search, search letter, registration
- UGX 10,000 each (May 2025 cost sheet)
- Documents signed in the US
- Three-step legalisation, because Uganda is not in the Apostille system (per one US service)
- Lawyer, survey, transfer fees, travel
- You enter them from quotes, no official scale found
What does the diaspora total-cost calculator add up?
The calculator starts from the property transfer cost calculator and adds the costs that only apply when you buy from abroad. It lists every line so you can see what is official and what is your own estimate.
- Price in UGX, with a box for the currency you pay from, so you can see both.
- Stamp duty at 1.5% of the value set by the Chief Government Valuer.
- Search, search letter and registration, UGX 10,000 each.
- Legal fees for checking the title, drafting and completing the sale.
- Survey to open boundaries and confirm the size.
- Money transfer fee and exchange margin, entered as a percentage or a fixed sum.
- Power of attorney and notarisation, if someone will sign for you in Uganda.
- Visit costs such as flights, accommodation, local transport and a paid site visit.
The tool shows the official lines filled in and the rest blank. We found no official scale for the blank lines, so we do not print a typical figure. Ask for each quote in writing.
Which costs are official and dated?
These are the charges we could source, as of November 2026. Check them again before you pay.
| Cost | Amount | Source |
|---|---|---|
| Stamp duty on a transfer of land | 1.5% of the value of the land | Ministry of Lands cost sheet, May 2025; URA guidance |
| Official search of the register | UGX 10,000 per search | Ministry of Lands cost sheet, May 2025 |
| Search letter | UGX 10,000 per letter | Ministry of Lands cost sheet, May 2025 |
| Registering the transfer | UGX 10,000 | Ministry of Lands cost sheet, May 2025 |
URA says the value used for duty is set by the Chief Government Valuer and may not equal your price, and that land worth UGX 10 million or more needs a Tax Identification Number (TIN) for both buyer and seller. On a UGX 155 million plot, the median plot asking price in our snapshot (Land & Property listings, Nov 2026), duty is UGX 2,325,000 and the three fixed fees add UGX 30,000, so the official charges are UGX 2,355,000. The Daily Monitor reported on 16 October 2026 that higher registry fees of UGX 50,000 for registration and transfer are proposed but not law.
What extra costs do buyers abroad face?
Four groups of cost appear only, or mostly, for buyers abroad. None has an official price scale that we could verify, so the calculator asks you to enter them.
Money transfer. Banks and transfer firms charge fees and set an exchange rate with a margin. Quote the amount you will receive in shillings, not the amount you send, and compare at least two providers on the same day. Our guide to how to send money to Uganda to buy land explains how to keep a paper trail, and source of funds checks explains what lawyers and banks may ask.
Power of attorney and notarisation. If a relative or lawyer will sign for you, the document must be valid in Uganda. One US legalisation service states that Uganda is not a member of the Hague Apostille Convention, so US documents need a three-step legalisation: the state, the US Department of State and the Ugandan embassy. It gives no prices. Ask a Ugandan advocate what the registry will accept before you sign anything, and read signing a power of attorney abroad and power of attorney for land in Uganda: risks and safeguards.
Legal and survey. Your advocate checks the title, the seller and the sale agreement. A surveyor confirms the plot size and boundaries. Both are negotiated fees.
Visits. A trip to see the land costs flights, a stay and transport. A paid, escorted visit is cheaper than a failed purchase, and a video site visit can screen plots before you travel.
How does currency change the total?
If you earn in pounds, dollars or dirhams and the price is in shillings, the shilling rate on the day you send money decides what you pay. On 14 October 2026 the Bank of Uganda raised its Central Bank Rate from 9.75% to 12%, citing a weaker shilling and rising oil prices, according to the Daily Monitor. The shilling can move before you complete, so the calculator lets you test your total at two exchange rates you choose. We do not print a rate here because it changes daily.
Practical points. Agree the price in shillings, or in a fixed foreign amount, in writing. Send money in stages tied to steps you can check, not all at once. Our guide to paying for land in stages shows how. For a view of the risk, see shilling vs dollar: currency risk for diaspora buyers.
What does a worked example look like?
This example is a structure, not a quote. We fill in the official lines and leave the others as boxes you complete.
| Line | Example on a UGX 155,000,000 plot |
|---|---|
| Price | UGX 155,000,000 |
| Stamp duty at 1.5% (value equals price) | UGX 2,325,000 |
| Search, search letter, registration | UGX 30,000 |
| Official total | UGX 157,355,000 |
| Legal and survey | You enter from quotes |
| Money transfer fee and exchange margin | You enter from your provider |
| Power of attorney and notarisation | You enter if needed |
| Visit costs | You enter from your trip plan |
The price, valuation and fees are for illustration only. If the valuer sets a higher value than your price, duty rises with it. Use the real numbers from your own plot. A non-citizen buyer, or a company with foreign owners, faces further rules, covered in can foreigners own land in Uganda.
What should I do next?
Fill in the calculator for two or three plots and compare the totals, not only the prices. Then use the diaspora land-buying checklist and read how to buy land in Uganda from abroad in 12 steps. Country guides are at buying property in Uganda from the UK and from the USA, and the diaspora hub links the rest. To see plots, browse plot listings or book an escorted site visit. This is general information, not legal or financial advice.

Frequently asked questions
What does it cost to buy land from abroad in total?
The price plus stamp duty at 1.5% of the valuer's value, UGX 30,000 in search and registration fees, and your own costs: lawyer, survey, money transfer fees, power of attorney and travel. We found no official scale for the last group, so enter written quotes into the tool.
How much are transfer fees from the UK?
We could not verify a typical figure, because fees and exchange margins differ by provider and change daily. Ask two providers for the exact amount of shillings your recipient gets on the same day, and compare that, not the headline fee.
Do I need a power of attorney?
Only if someone else will sign or act for you in Uganda. It must be valid for use there. One US legalisation service says Uganda is outside the Apostille system, so US documents need three-step legalisation. Ask a Ugandan advocate what the registry accepts before you sign.
Which costs in the calculator are official?
Stamp duty at 1.5% of the Chief Government Valuer's value, and UGX 10,000 each for a search, a search letter and registration, as of November 2026. Everything else is negotiated or depends on your provider, so you enter it.
