Where is Gayaza and which roads reach it?
Gayaza is a town in Wakiso District, in Kyaddondo County. Wikipedia places it about 18 km north-east of Kampala by road, at roughly 1,146 metres above sea level. The Kampala-Gayaza Road is the main way in. The same road passes Kasangati, which sits closer to the city at about 13 km.
Two roads leave Gayaza town. The Gayaza-Ziroobwe road runs about 27 km north to Ziroobwe in Luweero District and passes through Namulonge, about 10 km north of Gayaza, which is home to the National Crops Resources Research Institute. The Gayaza-Kalagi road is about 20 km long. A plot near either road has a different daily trip from a plot deep inside the town, so always ask which road the plot is on.
How do the areas around Gayaza differ?
People search for Gayaza together with Kiwenda, Busukuma, Nakasajja and Kabubu. We are careful here, because we only describe what we could confirm in public sources in November 2026.
- Gayaza town: the market, schools and the junction of the roads above. Gayaza High School, a girls boarding school, dates from 1905.
- Kasangati side: closer to Kampala. The Kyaliwajjala-Kira-Kasangati-Matugga road crosses the Kampala-Gayaza Road in the middle of Kasangati.
- Namulonge side: further north along the Gayaza-Ziroobwe road, more rural and research-station country.
- Busukuma: listed by Wikipedia as a parish in Wakiso District. The district list spells the sub-county Busukumu.
- Kiwenda, Nakasajja and Kabubu: we could not confirm their position or access roads from sources we opened, so we do not describe them. If a seller names one of these, ask for a GPS pin and the road the plot touches.
How much is a plot in Gayaza?
We only publish prices we can date. Land & Property listings, Nov 2026, hold two Gayaza-area listings, one plot and one house, so this is a very small sample and not a market average.
| Listing (Nov 2026) | Size | Price | Tenure |
|---|---|---|---|
| Plots in Gayaza Manyangwa, 10 plots in an estate | 50 by 100 ft each | UGX 42 million per plot, negotiable | Private mailo |
| Residential house, Nakwero (Gayaza Kira), 4 bedrooms | 18 decimals of land | UGX 480 million | Private mailo |
A decimal is one hundredth of an acre, or 435.6 square feet. A 50 by 100 ft plot is 5,000 square feet, so about 11.5 decimals. That makes the Manyangwa plot about UGX 3.7 million per decimal. Some sellers call a 50 by 100 plot 12.5 decimals, which would give about UGX 3.4 million. Read What Is a Decimal of Land? (Uganda Measure Explained) before comparing two offers.

Is Gayaza land mostly mailo?
Both of our listings placed in Gayaza in November 2026 are private mailo titles. (A third, a condominium block at Masoli on the Gayaza road, is listed under Kasangati and is freehold.) Two listings cannot describe a whole town, so treat this as a hint and not a rule. Mailo land is a registered tenure that traces back to the 1900 Buganda Agreement, and the owner may have people living on the land who have rights. Our guide Mailo Land Explained for Buyers sets out what to ask the seller.
The Land Act (section 2) recognises four tenures: customary, freehold, mailo and leasehold. A plot sold as "ready title" should show which of these it is on the certificate itself. Do not rely on the seller's word.
Which part of Gayaza is best for building?
No source we opened ranks parts of Gayaza for building, so we will not name a best area. These checks decide it plot by plot:
- Is the plot on a road you can drive in the rainy season, and who owns that road?
- Is there power on the road, and what would a connection cost? Ask the sellers for written quotes.
- How long is the drive to Kampala at your own work hours? Test it on a weekday morning, not on a Sunday.
- Does the estate have a layout plan showing access roads, plot numbers and open space?
An escorted visit helps because someone else walks the boundaries with you. You can book an escorted site visit and use our Zion Estates in Gayaza: What Is Public and What to Check page if the plot sits in a named estate.
What should I check before paying for a Gayaza plot?
- Search the title. The Ministry of Lands online system (UgNLIS) offers a public search for UGX 10,000, and a search shows ownership, encumbrances and location, as reported by the Monitor on its launch on 2 October 2024.
- Match the seller to the title. The name on the National ID should match the registered owner.
- Get a TIN. Since 6 December 2021 the Uganda Revenue Authority has required buyers and sellers in land deals of UGX 10 million or more to hold a TIN, and a TIN is free. A UGX 42 million plot is above that line.
- Ask about family consent. Section 40 of the Land Act (Cap. 236) bars the sale of family land without the prior consent of the spouse.
- Pay in steps, by bank. Avoid cash to a person who is not the registered owner.
Use our Land Site Visit Checklist: What to Check on the Ground on the day, and the land buyer's guide for the full order of steps.
