Is Buloba on Mityana Road?

Yes. Wikipedia places Buloba in Busiro County, Wakiso District, about 22 km west of Kampala by road, on the tarmac Kampala-Mityana Road. It lists four zones with distances from Kampala: Buloba ku Mwenda about 14 km, Buloba Kasero about 17 km, Buloba Main about 19 km and Buloba Kiweesa about 23 km. So "Buloba" covers a stretch of road of several kilometres, and a plot at one end is a different trip from a plot at the other. Always ask the seller which zone the plot is in.

Which towns are along Mityana Road, in order?

Wikipedia gives the order from Kampala as follows.

OrderPlaceNote
1BusegaStart of the road, in Lubaga Division, north-west Kampala
2BulobaWakiso District, about 22 km from Kampala
3BujuukoAlong the road
4ZigotiAlong the road
5MityanaWestern end of the road

Wikipedia also names Muduuma as the dividing point between the two construction sections, Busega to Muduuma at 27 km and Muduuma to Mityana at 30 km, which together make 57 km; the UNRA reference gives 57 km while the Wikipedia text rounds it to 60 km. The road was gravel and in poor condition before it was upgraded to grade II bitumen standard, with shoulders, culverts and drainage channels, under works that began in 2009. We have not confirmed other trading centres along the corridor, so the table lists only what we could verify.

What is in Buloba itself?

Wikipedia lists a police station, a health centre, Buloba High School, a teachers' training college, a vocational institute and a campus of Africa Renewal University. These make Buloba a place with daily services, which matters if you plan to live there rather than hold land. The list is not exhaustive and Wikipedia does not date it, so check what is open when you visit.

How much is a plot in Buloba?

As of November 2026, Land & Property listings include no plots in Buloba, and we found no dated price series for the corridor in sources we opened. We would rather say so than quote a figure we cannot source. The only Mityana District data we hold is farmland on the Hoima road side, not on the Kampala-Mityana road. It is priced per acre and is not comparable to a residential plot.

To price a Buloba plot yourself, convert every quote to a price per decimal, where a decimal is 435.6 square feet, and compare three plots of similar size. Our Land Prices in Uganda, November 2026 page carries the dated figures we do hold.

Is land along Mityana Road cheaper than Entebbe Road?

We cannot say, because we have no Buloba price to set beside Entebbe Road. For reference only, Land & Property listings, Nov 2026, show eight 50 by 100 ft mailo plots at Lumuli Hill, Kitende, on Entebbe Road, at UGX 70 million each. Read our Plots for Sale Along Entebbe Road: Kajjansi to Garuga page for that side. Distance, road quality, the tenure and the plot's access all change price, so one number from each road proves nothing. Get several quotes on each road before you decide.

What should I check before paying for a Buloba plot?

  • Title and owner. The Ministry of Lands online system (UgNLIS) public search costs UGX 10,000, and the Monitor reported it shows ownership, encumbrances and location. Match the owner to the seller's National ID.
  • Kibanja and occupants. If anyone lives or farms on the plot, ask what rights they claim and get that written down before paying. Walk the boundary and speak to the neighbours.
  • Family land. Section 40 of the Land Act (Cap. 236) bars the sale of family land without the prior consent of the spouse.
  • TIN. For deals of UGX 10 million or more, URA has required a TIN for buyer and seller since 6 December 2021.

Walk the plot with our Land Site Visit Checklist: What to Check on the Ground, or book an escorted site visit. For other parts of Wakiso, see Property for Sale in Wakiso: Land, Houses, Apartments.
