Land for Sale in Nakawuka: Prices, Titles and Access

Where is Nakawuka and which side of Kampala is it on?

Nakawuka does not have an article we could open on Wikipedia, and we found no government or map source that gives its exact position, so we rely on how sellers describe it. The Jiji Uganda search page for "Nakawuka", which we read on 3 November 2026, showed 15 listings. Several name Entebbe Road, one is titled "Nakawuka-Mpigi Rd", and the area tags include Ssisa, Katabi, Kasanje and Kawuku, all in Wakiso District (source 1). That points to the Entebbe Road side, not the Gayaza or Hoima Road sides, and the listings that mention a lake or airport view fit that.

Be careful with the name. In the same results, one "Nakawuka 1" listing is tagged to Luwero and several to Kampala wards, even though other listings place Nakawuka in Wakiso. A tag on a classified site is chosen by the seller, so ask for the village, parish, sub-county and the plot number on the title, and confirm them at the land registry. We found no source for the distance from Nakawuka to Kampala, so we do not state one. For comparison, Kajjansi, further along Entebbe Road, is about 16 km from Kampala by road (Wikipedia, source 2). How much is land in Nakawuka?

We hold no Nakawuka listing, so the numbers below are Jiji asking prices as of 3 November 2026, not sales. Per-decimal figures are our arithmetic from the stated size, and one decimal is about 435.6 square feet, so 100 by 100 ft is about 23 decimals.

The per-decimal figures cluster tightly, between about UGX 1.6M and 2.2M. On the same side of Kampala at Kitende, plots with a stated size on the Jiji page we read asked about UGX 6.5M to 9.4M a decimal (source 3), so Nakawuka was roughly 3 to 6 times cheaper per decimal. Estate plots or private sales in Nakawuka?

Both are seen. Three of the 15 listings are titled as estate plots along Entebbe Road, priced per plot. Others are private sales of a single plot, with wording such as "private mailo land title", "ready title" and "title on table". The last two are the seller's claim, and you should not treat them as a registered title until you have seen the title and searched the register. A private mailo title is registered land held in perpetuity, with roots in the Uganda Agreement, 1900, and it is subject to the rights of lawful and bona fide occupants (Land Act, Cap. 236, s.1 and s.3(4), source 4).

• For an estate plot, ask who holds the parent title, whether your plot has been surveyed and subdivided, and when you will receive a title in your own name.
• For a private sale, ask the seller to show the original title and their identity document, and search the register in the registered owner's name.
• For any plot, ask whether anyone lives on or farms the land.

Is Nakawuka good for building, and what about utilities?

It depends on the plot, and we cannot verify the facts that decide it. The listings we read describe "lake view" and "airport view" plots, and one block of 35 acres is described as 1 km to 2.5 km off the main road. That tells you some Nakawuka land is a walk or a drive from the tarmac, and that the cost of building a road or bringing in power can be part of your budget. We did not verify water supply, electricity, schools or the condition of the Nakawuka-Mpigi Road, so we state nothing about them. Ask each seller what is on site and what is only promised.

Before you pay, walk the plot after rain, check how it drains, and ask neighbours about water and power.
