Property in Entebbe: Plots, Houses, Farmland
Updated 3 November 2026 · Land & Property editorial team
On 3 November 2026 we hold four listings tagged Entebbe: two Garuga lake-view parcels asking UGX 550 million and UGX 700 million per acre, a house at Bwebajja for UGX 520 million, and a Kitende plot at UGX 70 million. All four state mailo titles. Anything near Lake Victoria faces a 200 m protected zone, and building near the airport needs aviation authority approval.

How much is land in Entebbe?
As of November 2026, our Entebbe-tagged land ranges from UGX 70 million for one 50 by 100 ft plot at Kitende to UGX 700 million per acre for lake-view land at Garuga. The spread is wide because these are different kinds of land. Here is everything we hold.
| Listing | Size | Asking price | Title stated |
|---|---|---|---|
| Garuga, touching Lake Victoria, 3 km from tarmac | 30 acres | UGX 550 million per acre (about UGX 5.5 million per decimal) | Mailo, ready title |
| Garuga, Entebbe Road, lake view | 6.5 acres | UGX 700 million per acre in the description (about UGX 4.55 billion for the parcel, our arithmetic) | Mailo, ready titles |
| Kitende, Lumuli Hill, Entebbe Road | 8 plots of 50 by 100 ft | UGX 70 million per plot | Private mailo titles |
| Bwebajja, Entebbe Road (house) | 3 bedrooms plus a guest room, 50 by 100 ft | UGX 520 million | Mailo |
These are asking prices, not sale prices. For older context, Knight Frank wrote in March 2021 that lakefront land in Entebbe sold for US$400,000 to US$450,000 per acre. At the June 2026 average rate of UGX 3,710 to the dollar quoted in its H1 2026 review, that is about UGX 1.5 to 1.7 billion per acre. That is a five-year-old figure for prime waterfront, so use it only to see why lake-view land is a separate market from ordinary plots. See land prices in Uganda for the national picture.
What tenure does land in Entebbe have?
All four of our Entebbe-tagged listings state mailo. We also hold a leasehold apartment block at Ndejje Namasuba on Entebbe Road, with 36 years remaining and described as renewable, on 49 decimals at UGX 1.75 billion. That listing carries no Entebbe tag, but it shows that leasehold land does appear along this road.
We have not found a source that gives the mix of tenures inside Entebbe town itself, so we do not claim one. What the law says is clear. Section 2 of the Land Act, Cap 236 recognises four tenure systems: customary, freehold, mailo and leasehold. Section 3(4) says mailo allows ownership of the land to be separate from ownership of developments made by a lawful or bona fide occupant. Section 3(5) says leasehold is created by contract or by law for a defined period, so the years left on a lease matter to the price and to a bank. Can I build near the lake in Entebbe?
Not freely. Under regulation 30 of the National Environment (Wetlands, River Banks and Lake Shores Management) Regulations, 2000 (S.I. 3 of 2000), lakes listed in the Seventh Schedule have a protected zone of 200 metres measured from the low water mark. Lake Victoria is the first lake on that Schedule. Regulation 30(3) says no activity is permitted inside a protected zone without the written authority of the Executive Director of the National Environment Management Authority. Where a natural beach exists, the zone is measured from the point where the beach meets the vegetation.
Two more points. Regulation 32 reserves natural beaches for public recreation and open access, subject to existing property rights, unless a developer has special permission from the Minister. And section 45 of the Land Act says the Government or a local government holds lakes and wetlands in trust for the people and shall not lease out or otherwise alienate them.
What this means for Garuga. A listing that says it touches Lake Victoria will have at least part of the land inside the 200 m zone. Before you pay, ask the seller for the title plan and written confirmation from the Authority of what may be built and where. We read the 2000 text hosted by KCCA, so check with the Authority that no newer rule has replaced it. Our guide on Lakeshore and Riverbank Land in Uganda goes into more detail.
Is land near the airport restricted?
Yes, by permission. Regulation 127 of the Civil Aviation (Aerodromes) Regulations, 2022 says a person shall not construct a building or structure within the vicinity of an aerodrome unless authorised by the Uganda Civil Aviation Authority. The Authority may require an aeronautical study of the effect on aircraft operations. Regulation 128 says no object may penetrate the obstacle limitation surface without the Authority's written permission where it could affect flight procedures, and that includes extensions above the surface on existing buildings.
We have not found a published Entebbe height map, so we give no limit in metres. If you plan a multi-storey building, a mast or tall trees near the airport, ask the Authority in writing before you buy. We have not checked whether the Entebbe Road estates such as Bwebajja and Kitende are affected, so ask for each plot.
How does the airport and the Expressway help buyers?
Knight Frank describes Entebbe as about 37 km south-west of Kampala, with a "vibrant ex-pat community", two shopping malls and the sense of security that comes from being near the airport and government buildings. Wikipedia reports that the Kampala-Entebbe Expressway was commissioned on 15 June 2018, with toll collection from 8 January 2022 at USh 5,000 to USh 18,000 depending on vehicle size. The route passes junctions at Abayita Ababiri and Kajjansi and runs through Akright City and Kabojja.
For a buyer, the practical gain is predictable access between the airport and the Entebbe Road estates, which suits diaspora buyers who land at Entebbe and want to see plots the same day. Can I list or book a short stay in Entebbe?
Yes. Land & Property also lists Airbnb-style short stays. Guests book through us, and we pay the owner after taking our percentage. Owners can list a home or apartment, and travellers can search for a place near the airport. The airport makes Entebbe an obvious short-stay market, and Knight Frank notes that 3 to 6 month furnished lets have spread across Kampala's prime areas in H1 2026. How owners are paid is explained in Host Payouts and Commission on Land & Property.
How do you buy safely in Entebbe?
Ask for the title and the seller's National ID, compare the names, and search the title. Visit with the seller, then ask for a lakeshore and airport check for any plot near the water or the runway. Use a verified property agents directory agent if you are not the seller's direct contact. You can see listings in this area or book an escorted site visit if you are abroad. Can I build near the lake in Entebbe?
Only with written authority. Regulation 30 of S.I. 3 of 2000 sets a 200 m protected zone from the low water mark for Lake Victoria, and no activity is permitted inside it without the Executive Director's written authority from the National Environment Management Authority. Check with the Authority before you pay.

Construction near an aerodrome needs authorisation from the Uganda Civil Aviation Authority under regulation 127 of the Civil Aviation (Aerodromes) Regulations, 2022. The Authority may ask for an aeronautical study. We have not found a published height map, so ask the Authority in writing.
What title do Entebbe Road plots have?
All four of our Entebbe-tagged listings state mailo. We also hold a leasehold block at Ndejje Namasuba with 36 years remaining. Check the years left on any lease, because a short lease can lower the value and make a bank cautious.
Can I list my Entebbe apartment as an Airbnb on Land & Property?
Yes. Guests book through Land & Property, and we pay the owner after taking our percentage. Owners can list a home or apartment through the host pages. Read the host payouts page for how payment works and check the current short-let rules and tax before you start.
