As of November 2026, plots seen on Jiji asked about UGX 10M to 40M, with acres much cheaper per decimal than small plots. Many Matugga plots are sold on LC1 agreements rather than titles. Where is Matugga, and is it on Bombo Road?
Matugga is an urban centre in Wakiso District, in Kyaddondo County, about 20 km north of Kampala by road. Wikipedia describes it as lying on the Kampala-Gulu Highway and as the starting point of the 42 km Matugga-Kapeeka Road, which links Matugga, Gombe, Semuto and Kapeeka (source 1). The Kampala-Gulu Highway is the road most people call Bombo Road, and the Wikipedia article on Wakiso District captions a Bombo Road photograph as taken at Matugga-Mabanda (source 3). So yes, Matugga is on the Bombo Road corridor, and the junction is where buyers branch off towards Semuto and Kapeeka.
The same source says the Kapeeka road was upgraded from gravel to bitumen in 2010. We found no source describing the wetlands around Matugga, so check any plot on low ground yourself, because wetlands are held in trust by Government and cannot be sold (Land Act, Cap. 236, s.45, source 4). Matugga is also reached from the east by the Kyaliwajjala-Kira-Kasangati-Matugga Road, which the Wikipedia article on Kira lists among the area's roads (source 5). We did not find a source for how complete that road is today, so do not buy on the assumption it is finished.
How much is a plot in Matugga?
We hold no Matugga plot yet, so these figures come from the Jiji Uganda search page for "Matugga", which we read on 3 November 2026. It showed 20 listings on its first page (the page reported 137 results in all). They are asking prices from sellers, and size or tenure is often missing.
| Listing (Jiji, Nov 2026) | Asking price | Size stated | Per decimal (our arithmetic) |
|---|---|---|---|
| 2.5 acres, Matugga Kapeeka, private mailo title | UGX 65M | 2.5 acres | About UGX 0.26M |
| 2 acres, Kanyanda, ready private mailo title | UGX 85M | 2 acres | About UGX 0.43M |
| Plot at Kitungwa, ready private mailo title | UGX 25M | 100 by 100 ft (about 23 decimals) | About UGX 1.1M |
| 7 acres, commercial, private mailo title | UGX 2.54bn | 7 acres | About UGX 3.6M |
| Small plots, LC1 or LC agreement (several) | UGX 10M to 15M | Mostly not stated | Cannot be worked out |
One decimal is one hundredth of an acre, about 435.6 square feet. The pattern is the usual one: the more land you buy in one block, the less each decimal costs, and plots at the junction or on the main road cost far more than plots on side roads. See Land Prices in Uganda, November 2026 for how to compare asking prices fairly.
Which titles and estates are seen in Matugga?
The listings show a clear split. Some are "ready private mailo title", which means registered land held in perpetuity under the Land Act, with roots in the Uganda Agreement, 1900 (s.1 and s.3(4), source 4). Others, at the cheapest end, are described as LC1 or LC agreement sales. An LC agreement is a record witnessed by the local council chairperson. It is not a registered title, and a buyer who relies on it alone has less protection. Where a plot with a title costs UGX 25M to 30M and a neighbouring one with only an LC agreement costs UGX 10M to 15M, the lower price reflects that risk.
Matugga plots are tagged on Jiji to several local areas, including Gombe, Kanyanda, Kavule, Kilolo, Kigogwa, Kalasa and Sanga, and some to Luwero or Kampala wards. Do not trust the tag. Ask for the plot number and the block, and confirm at the land registry which district and block the title belongs to. We make no claim about any seller or estate. Our guide to land for sale in Uganda sets out the title checks in order.
- Ask for a copy of the title, then compare the plot number with the one on the ground.
- Ask whether anyone lives or farms on the land. A mailo owner holds land subject to the rights of lawful and bona fide occupants (Land Act, s.3(4)).
- If the seller offers only an LC agreement, ask why there is no title and who holds the parent title.
How far is Matugga from Kampala and the Northern Bypass?
Wikipedia puts Matugga about 20 km north of Kampala by road (source 1). We found no source that gives a distance from Matugga to the Kampala Northern Bypass or a driving time, so we do not state one. What the sources do show is the road layout: you travel on the Kampala-Gulu Highway to the junction, and then either continue north or turn onto the Matugga-Kapeeka Road. Travel time depends on the hour, so test the journey at 7am and 6pm before you commit to a plot you plan to live on.
If you are comparing with other directions out of Kampala, read Land for Sale in Namugongo: Prices, Titles and Access for the north-east side and Plots for Sale Along Entebbe Road: Kajjansi to Garuga for the south. Plots that suit a house for your own use differ from plots for farming: the 2 and 2.5 acre listings above are priced as land to farm or hold, not as building plots.
What should you check before paying in Matugga?
Walk the plot first. Look for drainage, because low ground in this area can be wet, and see how far the plot is from a murram or tarmac road. Ask a registered surveyor to open the boundary before you pay in full, and talk to the neighbours and the LC1 chairperson. Our Land Site Visit Checklist: What to Check on the Ground lists every step. Pay by bank transfer to the registered owner, never in cash to an agent, and get the transfer form signed before you hand over the final instalment.
If you are abroad, you can book an escorted site visit. As of 3 November 2026 our 93 published listings include no Matugga plot, and you can search plots for Matugga to see any new one. This page is general information, not legal or valuation advice.
Frequently asked questions
How much is a plot in Matugga?
As of November 2026, small plots on a Jiji search page asked about UGX 10M to 40M, and 2 to 2.5 acre blocks asked UGX 65M to 85M. These are sellers' asking prices. Titled plots cost noticeably more than plots sold on a local council agreement.
Is Matugga on Bombo Road?
Yes. Matugga lies on the Kampala-Gulu Highway, which people call Bombo Road, about 20 km north of Kampala. It is also the start of the 42 km Matugga-Kapeeka Road to Semuto and Kapeeka, according to Wikipedia.
Are there estates in Matugga?
Jiji listings in November 2026 show many plots sold by sellers and agents around Matugga, in areas such as Kanyanda, Kavule, Kilolo and Sanga. We make no claim about any seller. Check who holds the parent title and whether your plot can be registered in your name.
Is an LC agreement the same as a land title?
No. An agreement witnessed by the LC1 chairperson records a sale but is not a registered title. A private mailo title is registered land held in perpetuity under the Land Act. Buyers relying only on an LC agreement carry more risk and should check the parent title at the registry.
