Partner Professionals: Advocates, Surveyors, Valuers
Updated 3 November 2026 · Land & Property editorial team
Advocates, registered surveyors and valuation surveyors can apply to be listed as Land & Property partners. We check identity and that their practising certificate is current before listing them. Buyers choose and instruct a partner directly and agree fees with them. Listing is not an endorsement, and we make no claim that any partner is the best. We name no firm on this page.

Who can apply to become a partner?
We accept applications from three kinds of professional who help people buy and sell property in Uganda.
- Advocates whose name is on the Roll and who hold a current practising certificate.
- Registered surveyors, including land surveyors, who hold a registration certificate and a valid practising certificate from the Surveyors Registration Board.
- Valuation surveyors, who fall within the same Board registration.
We do not accept applications from people who only describe themselves as consultants, brokers or fixers. If you are a property agent rather than a professional, see our verified-agent programme, or browse all listings to see how agents appear. To apply, ask our team on WhatsApp or by email.
What checks do you run on partners?
Before a partner is listed we check:
- Identity. A National ID match and a live selfie, the same as our agent check.
- Professional standing. For an advocate, a practising certificate for the current year. Under section 16 of the Advocates Act (Chapter 295) the Registrar issues the certificate, and it is valid until 31 December after issue. For a surveyor or valuer, a registration certificate and a valid practising certificate. The Surveyors Registration Board states that practising without both is illegal, and that the practising certificate is issued annually and expires on 31 December.
- The right name. We check that the name on the certificate matches the name we list.
- Conflicts. We ask the applicant to tell us if they act for developers, sellers or agents whose properties appear on our site.
Standing changes every year, so we re-check at each 1 January. We drop a partner whose certificate lapses. These are our checks as of November 2026. We cannot see a partner's work, so a check confirms status and not the quality of advice.
How are buyers referred to partners?
You are never sent to a partner by default. Where we show partners, you pick one, contact them and instruct them yourself. You agree the fee with them in writing, and they act for you. Land & Property is not a party to that instruction.
This separation matters because we sell property ourselves, as set out on Land & Property own listings. If you are buying one of our properties, we suggest you use an advocate and a surveyor who are not connected to us. Any commercial arrangement between us and a partner is disclosed next to their listing. The Corrections Log records any change to this page.
What can an advocate, a surveyor and a valuer do for a buyer?
| Professional | Typical help | Why it cannot be skipped |
|---|---|---|
| Advocate | Searches the title, reviews and drafts the sale agreement, handles transfer | Under the Advocates Act section 72, a person who is not an advocate with a valid practising certificate commits an offence by preparing, for gain, an instrument relating to immovable property, with limited exceptions |
| Registered surveyor | Opens boundaries, confirms the plot on the ground matches the survey | Practising as a surveyor needs registration and a practising certificate |
| Valuation surveyor | Gives a written opinion of value | Valuation is part of the work the Board registers |
This is why we do not draft your agreement or give legal opinions. We explain the process in Land & Property editorial team, and for readers abroad the steps are in Buying Property in Uganda From the UK.
Why do you make no endorsement claims?
We check status, not quality. A partner's listing says they hold a current certificate. It does not say they are the best, cheapest or fastest, and we do not rank them. We do not publish reviews of partners, and we do not invent ones. Where a page names a firm, it does so with the firm's written consent and in plain, factual words.
If you have a problem with a partner, tell us. We will look at whether our own checks missed something, and if the matter is a professional complaint we will point you to the regulator that issued the certificate. Our general process is on Editorial Policy.

Frequently asked questions
Can my law firm partner with you?
Yes, if the advocates who will be listed hold a current practising certificate. Contact our team with the advocate's name as it appears on the Roll and the firm's details. We check identity, the certificate and any conflicts before listing, and we make no claim that a listed firm is the best.
How are partners checked?
We match National ID and a live selfie, then confirm professional standing: a practising certificate for advocates, and a registration certificate plus a valid practising certificate for surveyors and valuers. We re-check each year. Checks confirm status, not the quality of advice.
Do partners pay to be listed?
Any commercial arrangement is disclosed next to the partner's listing. Payment does not change the checks, and it does not make a partner a recommended one. We do not rank partners, and we do not publish reviews of them.
Can I use my own advocate instead?
Yes, and for one of our own properties we suggest you do. You are free to instruct any advocate or surveyor who holds a current practising certificate. Ask to see the certificate, and agree the fee in writing before work starts.
