Apartments for Rent in Kololo, Kampala

Updated 3 November 2026 · Land & Property editorial team

Kololo is Kampala's top rental tier. Broker estimates for June 2026 put good apartments in Kololo, Nakasero and Naguru at UGX 2.5 million to 5 million a month, while a second page from the same publisher gives UGX 5 million to 8 million for good Kololo apartments, so the evidence is loose. Rent is in Uganda shillings unless your lease says otherwise, so agree any dollar rate and exchange rule in writing.

How much is rent in Kololo?

Kololo is the most expensive rental estate we can evidence, but the evidence is thin. Two pages from the same publisher, both updated on 21 September 2026 and both built from portal asking rents, disagree on the top tier.

The first row is for Kololo, Nakasero and Naguru together; the second is for good apartments in Kololo alone. Neither page gives a sample size or a bedroom count. The gap itself is the lesson: ask for a written quote for the exact unit, compare at least three, and do not accept a quoted range as a price. For the other tiers, see Houses and Apartments for Rent in Kampala by Area.

What our own listings show. In the Land & Property listings, Nov 2026 snapshot, all 93 published listings were for sale and none was a monthly rental. So the rent figures on this page come from outside reporting, not from our stock, and they are labelled with their dates. Rental listings will appear in the live results below as landlords and verified agents add them.

Where is Kololo and who lives there?

Kololo is a hill in Kampala Central Division, close to the centre. Wikipedia lists Naguru to the east, Bukoto to the north, Mulago to the north-west, Makerere to the west, Nakasero to the south-west and Kibuli to the south, and says the hill houses more than a dozen embassies and ambassadors' residences. Kololo Airstrip is also on the hill, and the entry names several schools and hospitals in the area.

On the tenant side, Knight Frank Uganda's 2026 short-stay report says the prime estates of Kololo, Nakasero and Naguru depend on diplomats, UN and NGO staff and corporate executives. It also warns that a slowdown in western expatriate demand, tied to global redeployments and aid funding cuts, has reduced occupancy there, and that more than 1,000 new apartment units are expected in prime residential areas within 12 to 24 months. For a long-lease tenant, more supply and softer demand can mean room to negotiate, though no source measures how much.

What is the difference between a serviced apartment and an unfurnished house?

A serviced apartment usually comes furnished with staff, security and utilities bundled into one price. An unfurnished house or flat usually means you bring furniture and pay your own bills. Ask the landlord to list in writing what the rent includes: power, water, security, internet, cleaning, parking, backup power and the generator fuel.

The Landlord and Tenant Act 2022 sets the default split when the lease is silent. You pay for separately metered electricity and metered water (section 12). The landlord is liable for power not separately metered and for drainage and sewerage services (section 13), and for taxes and rates (section 10). A landlord may also charge a service fee for security, conservancy, sanitation and similar services, which may vary with the landlord's costs (section 46). If a bundled price includes these, make sure the lease says so.

Why do Kololo landlords quote in dollars, and can I insist on shillings?

Landlords who house diplomats, NGOs and companies often price in US dollars because their tenants are paid in dollars, and dollar rent shields them from shilling swings. We found no rule that bans a dollar quote, but the Act sets a default. As of November 2026, section 22 says rent obligations are expressed and settled in Uganda shillings, except where the parties otherwise agree in their tenancy agreement.

That gives you two practical steps. First, you can ask for shillings, and the law starts from that position. Second, if you accept a dollar rent, write the agreement into the lease: the dollar amount, the exchange rate or the source and date used to convert each month, who bears the change in rate, and the receipt that must show the amount paid and the period covered (section 25). Tell your finance officer before signing, so rent reviews are not a surprise. For lease wording, see Tenancy Agreement in Uganda: Template and Clauses.

How long are leases and what about break clauses?

There is no standard period in the Act. A fixed term ends on the date agreed (section 37). In a monthly residential tenancy, either side gives 30 days' notice, and any term that gives less notice is void, although you can agree longer (section 38). Rent can rise only with 60 days' notice, not more than once a year, and in a fixed term only if the agreement allows (section 26).

Diplomats and corporate tenants often ask for a break clause linked to a posting or contract. Put the notice period, the date it can first be used and any penalty in writing. Note that the Act does not apply to a tenancy that arises under an employment contract (section 1), so housing provided by an employer may follow different rules. Expats and returnees can read Renting in Kampala as an Expat or Returnee.

Is Kololo or Nakasero better to rent in?

No source we found ranks one above the other on rent. Broker estimates group Kololo, Nakasero and Naguru together, and Knight Frank places them in the same top tier. Nakasero lies to the south-west of Kololo, so the choice usually comes down to the building, the street and your commute. Visit both on a weekday at your usual travel time.

If you would rather own than rent, read Property in Kololo, Nakasero and Naguru. Our November 2026 snapshot has one apartment each for sale in Kololo, Nakasero and Naguru, plus one plot in Kololo. Frequently asked questions

How much is rent in Kololo?

Broker asking-rent estimates for 2026 vary. One page gives UGX 2.5 million to 5 million a month for good apartments in Kololo, Nakasero and Naguru, and another gives UGX 5 million to 8 million for good apartments in Kololo. Neither states a sample size. Get written quotes for the specific unit and compare at least three.

Do Kololo landlords ask for rent in dollars?

Many quote in dollars because tenants are paid in dollars. Section 22 of the Landlord and Tenant Act 2022 says rent is expressed and settled in shillings unless the tenancy agreement says otherwise. If you accept dollars, write down the amount and exactly how the exchange rate will be set.

Is Kololo or Nakasero better to rent in?

We found no source ranking one above the other. Both sit in Kampala Central and in the same top rent tier. Choose by building, street, noise, parking and your daily commute, and visit both at your normal travel time before deciding.

Can a Kololo landlord increase my rent every year?

Only within limits. Section 26 requires at least 60 days' notice, no increase more often than every 12 months, and a cap of 10 percent a year unless your agreement says otherwise. In a fixed term, the rent cannot rise before the term ends unless the agreement allows it.
