Where is Ntinda, and what is around it?

Ntinda is in Nakawa Division, about 7 km by road north-east of the central business district, at roughly 1,200 m. Wikipedia lists its neighbours as Kyambogo to the east, Nakawa to the south, Naguru to the west, Bukoto to the north-west, Kigoowa to the north and Kiwatule to the north-east. It names Capital Shoppers City, an upscale mall with a supermarket and banks, and Ministers Village, a residential neighbourhood that got its name after many Cabinet ministers moved there following the 1980s changes of government (source 3).

Ntinda is where the north-east of Kampala starts to feel like a town of its own. People rent here for the shops, banks and schools within reach, and for a shorter ride into the city than from Kira or Najjera. Our guide to Apartments for Rent in Naguru, Kampala covers the hill on its western side, and Apartments for Rent in Bukoto, Kampala covers the neighbour to the north-west.

A 3-bedroom house on a compound usually falls in the family range, and a 1-bedroom in a block usually falls in the young-professional range. We found no sourced figure for a Ntinda 3-bedroom alone, so use the family range only as a guide and gather three asking prices. Our Houses and Apartments for Rent in Kampala by Area page lets you compare other areas.

Are compound houses or apartment blocks the better deal?

It depends on what you value. A house on a compound gives space, a yard and often a kitchen garden, but the tenant tends to carry more costs, such as a guard, garbage collection and water. In a block, shared services are priced into the rent or a service fee. Section 46 of the Landlord and Tenant Act, 2022 lets a landlord charge for extra services such as security and sanitation, and the fee may vary with the real cost (source 2). For unfurnished long lets, The African Vestor says tenants usually pay their own electricity, water and internet (source 1).

One trend to watch: Knight Frank reports a rise in one-bedroom supply in Ntinda and other suburbs, partly to suit young professionals and short-let operators (source 5), which may give single tenants more choice in blocks than a few years ago. Look at the lease length, the notice period and the service charge, not only the headline rent.

Can I rent office or clinic space in Ntinda?

Yes, and demand has grown. Knight Frank reports that inquiries rose for standalone houses suitable for office use across Naguru, Bukoto and Ntinda, offering lower costs, better access and more generous parking than the city centre (source 4). That is a useful lead for small firms, clinics and consultancies that need parking for visitors.

Check three points before you rent: the planning use of the building, whether the landlord allows a business sign, and whether the neighbours accept the traffic. For rents, comparisons and yields in the wider market, read Office Space in Kampala: Rents, Supply and Yields. We do not quote a per-square-metre office rent for Ntinda because we found no dated source for it. The only Ntinda commercial figure we could confirm is for industrial space: rents along the Ntinda-Nakawa corridor held at US$4.50 to US$6.50 per sqm per month in the first half of 2026 (source 4).

What about traffic to town, Jinja Road and boda stages?

We did not find a source with measured journey times, so we do not quote minutes. The practical advice is to travel the route you would use every day, at the hour you would use it. Ntinda is close to Nakawa to the south and Bukoto to the north-west (source 3), which is why it is a useful base for people who work on either side, but traffic at peak hours can dominate the day.

Check where boda and taxi stages are in relation to your gate, and whether the road to the house is paved. These small details change daily life more than ten thousand shillings of rent. If the trip is the problem, compare Apartments and Houses for Rent in Kyanja, Kampala to the north and Apartments and Houses for Rent in Muyenga, Kampala to the south.

What should landlords in Ntinda know?

Ntinda is a liquid rental area, so tenants compare listings. Knight Frank describes the wider market as one where occupiers hold the pricing power, with prime occupancy at about 84 percent (source 4). State the rent, the deposit and the advance in line with sections 24 and 30 of the Act: no more than three months in advance on a tenancy of more than one month unless both sides agree, and a deposit capped at one month's rent (source 2), as at November 2026.

Land & Property lets you list your rental as a long let, and also lists Airbnb-style stays that guests book through us, with the owner paid after we take a percentage, as at November 2026. Back to Houses and Apartments for Rent in Uganda to browse the whole country.
