How much is rent in Bukoto?
There is no published Bukoto-only figure we could verify. A June 2026 asking-rent estimate groups Bukoto with Ntinda, Kisaasi, Kyanja, Najjera, Naalya, Bugolobi, Kansanga and Makindye for young professionals, at UGX 700,000 to 1.8 million a month. That is the middle of the Kampala market: well above the outer estates, well below the Kololo, Nakasero and Naguru tier, which the same source puts at UGX 2.5 million to 5 million for good apartments.
No source we found shows Bukoto as clearly cheaper or dearer than Bugolobi, so compare buildings, not estates. The Houses and Apartments for Rent in Kampala by Area page lines up all the estates, and Houses and Apartments for Rent in Ntinda, Kampala covers the neighbour to the east.
What our own listings show. In the Land & Property listings, Nov 2026 snapshot, all 93 published listings were for sale and none was a monthly rental. So the rent figures on this page come from outside reporting, not from our stock, and they are labelled with their dates. Rental listings will appear in the live results below as landlords and verified agents add them.
Where is Bukoto and how do I get to town?
Bukoto is in Nakawa Division, north-east of the city centre and about 8 km away by road. Wikipedia lists its neighbours as Kisaasi to the north, Kigoowa to the north-east, Ntinda to the east, Naguru to the south-east, Kololo to the south, Kamwookya to the west and Kyebando to the north-west. The Kampala Northern Bypass runs west to east through the northern part of Bukoto.
For the commute, we found no published journey-time data for boda boda, taxi or car, so we will not quote minutes. Test your own route at the hour you will travel, both to the centre and to the Industrial Area, because Kampala traffic changes sharply by hour and by rain. Medical facilities listed in the area include UMC Victoria Hospital on Kira Road, Kadic Hospital and Women's Hospital International and Fertility Centre.
What kinds of homes are there in Bukoto?
You will find a mix of apartment blocks and standalone houses, but we have no verified count or rent split between them. Instead of guessing, ask each landlord for the same list: floor area, number of bathrooms, who pays the service fee, parking, backup water and power, and whether the unit is let furnished.
The Landlord and Tenant Act 2022 helps here. Section 46 allows a service fee for security, conservancy, sanitation and similar services, and it may vary with the landlord's real costs. Section 6 treats repair, light, ventilation, water supply and drainage as tests of whether a home is fit to live in. Section 7 makes the landlord responsible for keeping the premises, including exterior parts and common areas, in good repair.
Can I rent a furnished apartment in Bukoto by the month?
It depends on the landlord, but the demand is there. Knight Frank Uganda's 2026 short-term rental report says some investors rent flats in Najjera, Kisaasi, Kyanja and Kiwatule just to sublet as short stays, and that guests in Bukoto's tier are mostly mid-senior NGO staff, diaspora visitors and regional corporates. Ask for a monthly rate, agree what is included, and put it in writing. See also Ntinda for nearby supply.
Land & Property lists short-stay homes too. A guest books and pays through us, and we pay the owner after taking our percentage. If you want to stay in Bukoto for a week or a month, search the live results or ask us what is available. If you own a unit and want it booked this way, list your rental and say it is for short stays.
What must Bukoto Airbnb hosts register?
As of November 2026, Knight Frank's report says there is no dedicated short-stay licensing framework at national level, but several rules still apply. This is a summary of that report and one news item, not legal advice.
- Business registration. Knight Frank says operators register with the Uganda Registration Services Bureau, mostly as sole proprietors or companies.
- Tourism licence. It says the Uganda Tourism Act requires tourist accommodation operators to hold a licence from the Uganda Tourism Board, and that compliance is inconsistent but enforcement is expected to tighten. In April 2026 Pulse Uganda reported that Airbnb hosts were told to register and get clearance with the board ahead of the 2027 Africa Cup of Nations.
- Tax. Knight Frank says to budget for income tax, and notes that the VAT Act exempts residential accommodation but excludes serviced apartments, so VAT exposure should be checked.
- Tenancy law. The Landlord and Tenant Act 2022 does not apply to residence in a hotel, motel or other transient lodging (section 1). Whether a given short stay counts is a legal question, so take advice.

What should I check at a Bukoto viewing?
Use the Rental Viewing Checklist for Tenants and add three Bukoto-specific checks.
- Noise. Visit on a weekday evening and a weekend. Busy roads, bars and a nearby hospital can all add noise.
- Drainage. Look at the compound and the road after rain if you can. Sewerage and drainage charges are the landlord's under section 13, subject to any agreed contribution.
- Security. Check the gate, lighting and guard arrangements, and ask who holds the keys. A landlord must give written notice before entering, except in an emergency (section 48).

Is Bukoto cheaper than Bugolobi?
No source we could open shows that. Broker estimates name both in the same young-professional band of UGX 700,000 to 1.8 million, and Knight Frank places both in the same second tier for short-stay rates. Price depends on the building, so compare similar units side by side.
Can I rent a furnished apartment in Bukoto monthly?
It depends on the landlord, so ask. Agree the monthly rate, what is included and the deposit in writing. The Landlord and Tenant Act 2022 caps the deposit at one month's rent for a normal residential tenancy.
Do Airbnb hosts in Bukoto need a licence?
Knight Frank says the Uganda Tourism Act requires tourist accommodation operators to hold a Uganda Tourism Board licence, and in April 2026 hosts were told to register with the board before the 2027 Africa Cup of Nations.
