Where is Muyenga, and why is it called Tank Hill?

Muyenga is a hill in Makindye Division, about 8 km by road south-east of the central business district, and the name also covers the upscale neighbourhood on it. At about 1,306 m it is one of the highest points in Kampala. It is called Tank Hill because it carries National Water and Sewerage Corporation storage tanks that supply Kampala, Kira and Mukono. Its neighbours are Kabalagala and Kisugu to the west, Kansanga to the south-west, Bukasa to the east and Kiwafu to the south (source 3).

The ridge looks over the city to the north and west and over Lake Victoria to the east and south, and that outlook is the reason people pay more here. Wikipedia also notes that unplanned development after 1986 left Muyenga with good houses but a chaotic road and drainage system (source 3). Keep that line in mind when you view a place in the rains.

How much is rent in Muyenga?

The Land & Property listings snapshot of 3 November 2026 has no rental with a monthly rent in Muyenga, so we do not publish a figure from our own listings. We also found no Muyenga-only rent in a dated source. What exists is a set of ranges for the groups of tenants that favour Muyenga, from The African Vestor's Kampala rents page, whose figures are asking rents from listing portals as of June 2026 (source 1).

Compare that with the cheaper edge suburbs such as Najjera and Kyanja, which the same guide lists as the cheapest for 1-bedroom and 2-bedroom units. Our page on Houses for Rent in Kira, Najjera and Kyaliwajjala covers that side of town. For a prime-tier comparison, see Apartments for Rent in Naguru, Kampala.

Is the lake view worth the premium, and how do you check it?

A view is a real feature but it is also a selling line, so verify it with your own eyes. Visit in daylight, stand on the balcony, and look at what is being built on the plots below you. A 3-storey block on a neighbouring plot can end a view that the advert promised. Ask the landlord whether the rent drops if the view is lost, and write the answer into the tenancy.

Unplanned growth also affects how the ridge feels day to day. Narrow roads and patchy drainage, noted in the Wikipedia description of the hill (source 3), mean you should visit once after rain and once at the evening rush. Look at where water runs, whether the access road is passable for a small car, and where visitors can park.

Is there a water problem in Muyenga?

Water is the question every Muyenga tenant asks. The hill hosts NWSC reservoir tanks, so supply to the ridge depends on pumping and reservoir work (source 3). We did not find a dated 2026 report of an outage specific to Muyenga, so we do not claim one. What to do instead is practical.

  • Ask current tenants in the same block how many days a month the taps run dry.
  • Check whether the building has a storage tank on the roof and a pump, and who pays to run the pump.
  • Ask whether water is billed by the landlord or by NWSC directly.
  • Ask about a generator or solar backup for pumps and lifts.

Many landlords pass these costs on. Under section 46 of the Landlord and Tenant Act, 2022, a landlord may charge a service fee for extra services such as security, conservancy and sanitation, and the fee may vary with the real costs (source 2). The same guide gives typical landlord-paid building costs of UGX 100,000 to 400,000 a month for security and UGX 50,000 to 200,000 for water-system support (source 1), so a block with these services may price them into the rent. Get the split in writing.

Is Muyenga a good place for expats and diaspora tenants?

It is one of the usual answers. The Knight Frank market review for the first half of 2026 says prime-area tenants are shifting from Western expatriates towards Ugandan professionals and returning diaspora, and that international consultants arrived on leaner budgets of about US$800 to US$1,200 a month, leaning towards furnished short stays (source 4). Muyenga also appears in Knight Frank's list of established prime zones for short-term lets, alongside Kololo, Nakasero, Naguru and Munyonyo, areas it says are home to many embassy clusters and senior corporate offices (source 5).

If you want furnished space, a furnished unit typically adds UGX 300,000 to 1.2 million to the monthly rent (source 1). Read Furnished Apartments for Rent in Kampala for what to expect. Land & Property also lists Airbnb-style stays: guests book through us, and we pay the owner after taking a percentage, as at November 2026. See short stays in Muyenga if you only need a few weeks.

What should landlords in Muyenga know?

If you own a Muyenga flat or house, the market data says tenants hold the stronger hand. Knight Frank reports prime rents up only 1.7 percent (2-bedroom) and 0.6 percent (3-bedroom) year on year in the first half of 2026, occupancy at about 84 percent, and conditions that favour tenants (source 4). Price realistically, show a clear water and power plan, and state the view honestly. You can list your rental on Land & Property, either as a normal long let or as an Airbnb-style stay, and every listing keeps the legal limits in mind: no more than three months of advance rent unless both sides agree, and a deposit capped at one month (source 2).

For a quick look at what is on sale nearby, one 25-decimal plot on Gaba Road in Bunga, with a mailo title, is listed at UGX 820 million (Land & Property listings, Nov 2026).
