How much is land in Mityana?

From the two Mityana adverts, an acre was asked at UGX 18 million to UGX 26.5 million. The difference is explained by size and tenure rather than by place alone. The 14-acre Kikandwa parcel is small, has a borehole and a mailo title, and is partly planted. The 130-acre Mate parcel is a leasehold. A lease is not a freehold or mailo title, so ask for the lease term, the ground rent and whether the renewal is guaranteed. The Constitution of Uganda, Article 237(3), recognises customary, freehold, mailo and leasehold as the four tenure systems.

Two asking prices are too few to call a market. For wider context read Farmland Price per Acre in Uganda, and compare with Wakiso, which has a different price pattern, in land for sale in Wakiso.

Where is Mityana and how do I get there?

Mityana District is in the Central Region. Wikipedia gives Mityana town as the district headquarters, about 77 km west of Kampala, and says the district was created in 2005 from the Mityana and Busujju counties of Mubende. Its neighbours are Kiboga, Nakaseke, Wakiso, Mubende, Mpigi, Butambala and Gomba. Wikipedia says Kassanda District, created in 2018, also borders Mityana. Our adverts place both farms on the Hoima road, which is why they sit close to tarmac. Check the exact distance from the tarmac on a site visit, and see Farmland for Sale in Kassanda for the next district.

Is there a plantation belt near Mityana?

Yes, in the districts around it. A 2023 public summary of the New Forests Company's Uganda plantation plan says Namwasa Plantation is in Kassanda District and covers 8,022 hectares, and Luwunga Plantation is in Kiboga and Kyankwanzi Districts and covers 8,600 hectares. Both are central forest reserves, which the summary describes as land gazetted for forestry, planted with fast-growing exotic species. The Uganda Timber Growers Association chairman told the Monitor in 2021 that the Mubende cluster has the second-largest plantation acreage in the country, and named Namwasa and Luwunga among the large plantation sites.

Plantations in a reserve are not land you can buy. They do show that the region suits tree growing, so read Buying Land for Tree Planting if that is your plan. For forest listings on our platform, only the trees are sold, the land is not included, and the harvesting deadline is negotiable with the seller.

What should I check before I buy farmland in Mityana?

  • Title: search it and confirm whether it is mailo or a lease, as in the two adverts above. Read Farm Due Diligence in Uganda.
  • Occupants: Article 237(8) of the Constitution gives lawful or bona fide occupants of mailo, freehold or leasehold land security of occupancy, so ask who lives and farms there.
  • Water: the Mate advert records no water source, so ask about boreholes and streams in the dry season.
  • Access: confirm the road to the plot, not only the tarmac nearby.

Frequently asked questions

How much is land in Mityana?

From the two adverts that describe Mityana farmland on 3 November 2026, an acre was asked at UGX 26.5 million for 14 acres at Kikandwa and UGX 18 million for 130 leasehold acres at Mate. Two listings are too few to set a market price, so check locally.

Is Mityana good for farming?

Our Kikandwa listing is arable and partly under coffee, with a borehole. We have no verified district-wide soil or yield data, so test the soil and water on the exact parcel. The Mate listing records no water source.

How far is Mityana from Kampala?

Wikipedia puts Mityana town about 77 km west of Kampala. Both Mityana farms in our listings are described as being on the Hoima road, within 1 km of the tarmac.

Is leasehold land safe to buy?

Leasehold is one of four tenure systems in Article 237(3) of the Constitution. Safety depends on the lease: its term, rent and renewal terms. Ask for the lease and have a lawyer read it, especially if the advert says renewable.
