How much is an acre in Nakaseke?

In our eight listings (Land & Property listings, Nov 2026) an acre was asked at UGX 6.5 million to UGX 32 million. The median is UGX 11 million. The UGX 32 million figure is a 30-acre parcel 900 metres from Kiwoko town, and the lowest is a 120-acre parcel about 27 km from the tarmac. That fits the pattern in a Ugandan study of 9,185 parcels from the 2005/2006 household survey, which found per-acre prices in peri-urban areas about 87 percent above rural areas (Alobo, Bashaasha and Mugisha, 2012). It is old data, so treat it as a pattern, not a rule.

What grows well in Nakaseke?

Wikipedia lists coffee, maize, beans, bananas, cassava, sweet potatoes, tomatoes, cabbage, pineapples and mangoes as the district's crops, plus cattle, goats, poultry and fishing, and says about 90 percent of farmers use traditional methods and sell mostly in Kampala. DataAfrica's profile, using 2005 data, ranks plantain first by harvested area and reports that all harvested area was rain-fed. It gives average annual rainfall of 1,295 mm for 1990 to 2015. The profile mixes data from different years, so check rainfall with the Uganda National Meteorological Authority before you plan a crop.

Our own listings point the same way. One advert describes 25 acres of eucalyptus and 50 acres of maize on a 100-acre farm, another has a banana plantation and eucalyptus, and a third is described as ideal for cattle. Three listings have a dam, two a borehole, one a stream, one a swamp edge and one relies on rain. Water is the first thing to test on any parcel, so read Cattle Corridor Land Guide for Buyers if you plan livestock.

Where in Nakaseke are the listings?

Nakaseke District is in Central Uganda, about 66 km by road north of Kampala, and its headquarters are at Butalangu, not in Nakaseke town. Wikipedia lists Nakasongola, Luweero, Wakiso, Mityana, Kiboga, Kyankwanzi and Masindi as its neighbours. Four of our eight listings are around Kiwoko, the others are at Kisozi, Kalagala, Nakaseke and Wakataama. If you are weighing options, compare with Farmland for Sale in Nakasongola and Farmland for Sale in Luwero, or read Nakaseke, Nakasongola or Luwero.

What does mailo tenure mean for a farm buyer?

All eight listings are recorded as mailo. The Constitution of Uganda, Article 237(3), names four tenure systems: customary, freehold, mailo and leasehold. Article 237(8) gives lawful or bona fide occupants of mailo, freehold or leasehold land security of occupancy. A farm with a registered title can still have families or herders using parts of it.

The same 2012 study notes that mailo land has overlapping ownership between the title holder and the kibanja tenant, which constrains transfer. So the checks are practical: search the title at the registry, walk the boundary with a surveyor, and ask local council officials who lives and farms there. Our Farm Due Diligence in Uganda guide has the full list, and titled farmland explains what the title does and does not prove. For parcels of 500 acres and above, see Large-Scale Land (500+ Acres) in Uganda.

Is there a plantation nearby?

The National Forestry Authority says Katuugo Plantations, together with Kasagala Plantations, cover 2,550 hectares in Nakasongola District, the district next to Nakaseke. That is a government-managed plantation, not land you can buy. Some Nakaseke farms carry their own eucalyptus, as the Kalagala and Kiwoko listings show. If you are thinking of planting trees, read Buying Land for Tree Planting.

One caution on land use: a Satoyama Initiative review of the cattle corridor reports that bush clearing and fencing appeared to peak in Nakaseke, Nakasongola and Masindi by January 2008, with fencing reducing habitat for wild animals. Ask the seller what vegetation is on the land and whether any clearing needs permission.

How do I buy farmland in Nakaseke safely?

Go in this order. Ask for the title and search it. Visit the land, not only the road. Pay only into an account named on the sale agreement, in stages, after a lawyer has read it. You can book an escorted site visit, and our Verified Agents Directory lists agents who passed a National ID and live selfie check.
