How much is land in Migyera, Nakitoma and Kalongo?

Our six listings are all large parcels, so the total price is the number to plan around, not the per-acre rate. Land & Property listings, Nov 2026, give the figures below. Totals are our arithmetic from the stated rate.

AreaAcresPer acreTotal at that rateKm off tarmac, water, notes
Kalongo150UGX 5.8MUGX 870M28 km, rain-fed, suited to a ranch

The cheapest land is the furthest from the tarmac and relies on rain, which is what you would expect. Compare with Farmland for Sale in Nakaseke, where our median is UGX 11 million, and see Farmland Price per Acre in Uganda for district comparisons.

Where is Nakasongola and what is it known for?

Nakasongola is the northernmost district of the Central Region. Wikipedia places it about 140 km north of Kampala by road, at an elevation of 1,160 metres, and says it was created on 1 July 1997 from Luweero District. Its neighbours include Luweero, Nakaseke, Kayunga, Masindi, Apac and Amolatar.

The Satoyama Initiative review of the cattle corridor, which includes Nakasongola in its central Uganda section, says charcoal levies were said to provide about 60 percent of district revenue in the 1990s, and that bush thinning for pasture and conversion to fields increased during its 2006 to 2008 study. It also describes termite and sheet erosion problems thought to result from bush clearing and overgrazing. For a buyer this means the state of the land matters: ask what is growing, what has been cleared and how the grass cover looks at the end of the dry season. Our Cattle Corridor Land Guide for Buyers explains the wider region.

Is Nakasongola good for ranching?

Three of our six listings are advertised as suitable for a ranch or livestock (Kalongo, Nakitoma, and one Migyera parcel promoted for poultry and agribusiness). That is the seller's description, not a land assessment. What turns a big parcel into a working ranch is water, fencing and access.

For water, a published local benchmark is the Tuura valley tank in Masindi District, a neighbouring district. Its launch article of January 2023 reports a total cost of UGX 531.4 million, including UGX 257.3 million for the tank works, UGX 39.9 million for livestock troughs and UGX 112.3 million for watering amenities. The itemised parts add to about UGX 409.5 million by our sum, and the article does not say what the rest covers. A dam or valley tank can therefore cost hundreds of millions of shillings, so give a dam listing a proper survey. Read land for cattle ranching for stocking, fencing and water planning.

What should I check on a large Nakasongola title?

Most of our Nakasongola listings are recorded as mailo, and one is recorded as leasehold. The Constitution of Uganda, Article 237(3), names customary, freehold, mailo and leasehold as the four tenure systems, and Article 237(8) protects lawful or bona fide occupants of mailo, freehold and leasehold land. On a parcel of hundreds of acres, occupants and herders are a real possibility.

One 1,280-acre listing shows conflicting details in its own advert: the tenure field says leasehold while the text says private mailo, and the headline price is misprinted. We list it because it is live, but treat it as unconfirmed until you have seen the title. The same rule applies to every parcel. Search the title, check who is registered, walk the boundary with a surveyor, and read how to verify farmland title in Uganda before you pay a deposit. Land fraud is common enough that you should not skip these steps even when the price looks fair.

What plantations are nearby?

The National Forestry Authority says Katuugo Plantations, with Kasagala Plantations, cover 2,550 hectares in Nakasongola District. They are government-managed plantations and are not for sale. If you want to grow trees yourself, read Buying Land for Tree Planting.

How do I view and buy land in Nakasongola?

Large parcels are best viewed with a surveyor and a lawyer. You can book an escorted site visit, ask for a recent title search, and use our verified property agents directory to pick an agent we have checked. To see current stock, see listings in this area. For other districts, see farmland for sale Luwero, Land for farming Uganda and Property by Location in Uganda. The comparison page Nakaseke, Nakasongola or Luwero sets the three side by side.

How much is land in Migyera?

Our three Migyera listings on 3 November 2026 were asked at UGX 7 million, UGX 11 million and UGX 12 million per acre, for parcels of 350, 1,280 and 300 acres. Those are asking prices for tarmac-side land with water or power noted.

How far is Nakasongola from Kampala?

Wikipedia puts the district about 140 km north of Kampala by road. Parcels at Kalongo are about 28 km off the tarmac in our listing, so allow more time and plan for a 4-wheel-drive vehicle in the rains.

How much does a valley tank cost?

A 2023 Masindi District launch article reports a total of UGX 531.4 million for one valley tank project, including troughs and watering amenities. Costs depend on size and site, so get a quotation for your own parcel.
