How much is land in Luwero?

Our five listings (Land & Property listings, Nov 2026) show asking prices of UGX 9 million to UGX 30 million per acre, with a median of UGX 13 million. The top figure belongs to a 10-acre parcel 1 km off the tarmac, which is a small plot in a different price bracket from the large farms. Totals below are our arithmetic from the stated rate.

Small parcels near the road cost more per acre than big farms far from it. A Ugandan study using the 2005/2006 household survey found per-acre prices in peri-urban areas about 87 percent higher than in rural areas, so expect that gap. For broader numbers see Farmland Price per Acre in Uganda.

How far is Luwero and what is it like?

Luweero District lies north of Wakiso. Wikipedia gives its headquarters as Luweero town, about 75 km by road north of Kampala, and a 2014 census population of 458,158. An estimate it cites puts about 85 percent of residents in farming. Neighbours are Nakasongola to the north, Nakaseke to the west, Kayunga, Mukono and Wakiso. Nakaseke was separated from Luweero in 2005.

Luwero was at the centre of the Bush War of the early to mid-1980s, and the wider Luweero Triangle is known for fertile soils and a good climate. If you plan to buy there, compare it with farmland for sale Nakaseke and Farmland for Sale in Nakasongola, or land for sale in Wakiso if you want to stay closer to the capital. Our guide Nakaseke, Nakasongola or Luwero compares the three.

Is Luwero land mostly mailo?

All five of our listings are recorded as mailo, and Wikipedia lists Luwero among the Buganda-region districts of the Luweero Triangle. We have no district-wide count, so do not read our five listings as a survey. What matters is the specific parcel.

Mailo can mean two sets of rights on one piece of land: the registered title holder and the kibanja occupants who live and farm on it. A 2012 study in the Uganda Journal of Agricultural Sciences describes mailo land as having overlapping ownership between the title holder and the kibanja tenant, which constrains transfer. The Constitution of Uganda, Article 237(8), gives lawful or bona fide occupants of mailo, freehold or leasehold land security of occupancy, and Article 237(9) required Parliament to regulate their relationship with registered owners. In practice you should find out who is on the land before you pay. Read titled farmland and how to verify farmland title in Uganda.

What about access, power and water?

The Kamira and Kikyusa parcels are described with different access. One is touching a marrum road and 3 km off the tarmac, one is 2 km off, one 1.5 km and the 470-acre farm is 35 km from the tarmac. Four listings note power on site or nearby, and the 10-acre Nalongo parcel does not. Water is a dam, a borehole, a stream or rain only, so run a water test at the end of the dry season. Distance from the tarmac matters for transport costs, especially if you plan crops that must be moved quickly to Kampala, or livestock.

How do I buy farmland in Luwero safely?

Search the title and ask who occupies the land. Walk the boundary with a surveyor and a local council official. Do not pay a deposit until a lawyer has read the sale agreement, and pay into an account in the seller's name. You can book an escorted site visit and choose an agent from the Verified Agents Directory.
