How much is a plot in Kira?
As of November 2026, our eight Kira plots ask between UGX 3.9 million and UGX 10.5 million per decimal, and the middle of the eight is about UGX 7.5 million. A decimal is one hundredth of an acre, about 435.6 square feet, so a 50 by 100 ft plot is roughly 11.5 decimals. The figures below are asking prices from sellers, not sale prices, and several say they are slightly negotiable. We worked out the per-decimal column ourselves from the size and price in each listing.
| Place named in the listing | Size | Asking price | Per decimal (our arithmetic) |
|---|---|---|---|
| Bulindo | 71 decimals | UGX 500 million | About UGX 7.0 million |
| Nsasa, Jomayi estate (urgent sale) | 40 decimals | UGX 155 million | About UGX 3.9 million |
| Mulawa, 50 m off tarmac, fenced | 40 decimals | UGX 420 million | UGX 10.5 million |
| Nsasa near a hotel, two plots | 50 by 100 ft each | UGX 90 million each | About UGX 7.8 million |
| Nsasa, Jomayi estate | 20 decimals | UGX 90 million | UGX 4.5 million |
| Mulawa estate, three plots | 50 by 100 ft each | UGX 95 million each | About UGX 8.3 million |
| Nsasa | 50 by 100 ft | UGX 85 million | About UGX 7.1 million |
| Mulawa, 50 m off tarmac | 14 decimals | UGX 140 million | UGX 10.0 million |
Two cautions on our own data. The 40-decimal Mulawa plot has a title that says UGX 420 million, while its price field reads UGX 42 million, so we used the title figure. The 20-decimal Nsasa listing also mentions a 16-decimal plot at UGX 85 million in its description, so confirm the exact size before you commit. What houses and apartments are for sale in Kira?
Our seven Kira houses ask between UGX 170 million and UGX 1 billion, with a median of UGX 680 million. The cheapest is a four-bedroom house on 50 by 100 ft in the Nsasa Jomayi estate at UGX 170 million. A bungalow in Mulawa that needs some renovation asks UGX 350 million. The top end is a five-bedroom house on 15 decimals at UGX 1 billion.
- Five bedrooms on Mamerito Road: UGX 580 million and UGX 900 million, on private mailo titles.
- Four bedrooms on Shimon Road: UGX 680 million on 50 by 100 ft.
- Four bedrooms in Kitikifumba: UGX 850 million on 22 decimals.
The single apartment listing is a rental block of six one-bedroom units and one studio on 13 decimals, asking UGX 280 million. The seller states a monthly rent collection of UGX 2.6 million with all units occupied. On those figures the gross rent is about 11 percent of the price a year (our arithmetic, before costs, vacancies and tax, and not verified by us). It is a whole building, not a single flat. For other Kampala units, see houses for sale Kampala.
Is Najjera part of Kira Municipality, and what about Kyaliwajjala and Namugongo?
Kira Town Council became a municipality by an Act of Parliament and began operating in the 2016/2017 financial year. Wikipedia lists three divisions, Namugongo, Kira and Bweyogerere, and names Kyaliwajjala as one of six parishes. Najjera is not named in that description. We could not confirm from an official source whether a particular Najjera plot lies inside the municipal boundary, so ask the seller for a recent local council letter and a property rates receipt, and ask the municipal office which council the plot falls under.
Our listings tag these neighbours separately from Kira, which is why they have their own rows here.
| Area | What we list, 3 Nov 2026 | Asking price |
|---|---|---|
| Najjera | Plots in a new estate off Buwatte Road: 28 decimals, 15 decimals, 14 decimals, and six 14-decimal plots | UGX 480 million for 28 decimals; UGX 270 million for 15; UGX 240 million for 14; UGX 220 million for each of six 14-decimal plots |
| Kyaliwajjala | Block of six two-bedroom units on 14 decimals, mailo title, each unit rented at UGX 1 million | UGX 680 million |
| Namugongo (Joggo) | Block of six double units on 13 decimals, mailo title, seller says UGX 1.8 million a month | UGX 180 million |
Note the Najjera estate prices: the six 14-decimal plots at UGX 220 million work out near UGX 15.7 million per decimal, well above the Kira plots in the table above. Estate plots, road access and the size of the plot all move the price. A separate page on Property in Kasangati covers the next town north-west, and apartments for sale Kyanja covers the Kampala side of the same corridor.
What is the status of the Kira-Kasangati-Matugga road?
The road matters because it links Kyaliwajjala, Kira, Kasangati and Matugga. Wikipedia describes it as about 20 km long, starting at Kyaliwajjala and ending at Matugga on the Kampala-Gulu Highway. It reports that the Uganda National Roads Authority signed the contract with Chongqing International Construction Corporation in August 2020, funded fully by the Government of Uganda at about UGX 200 billion, with a planned duration of 36 months.
We could not find a source that confirms a completion date, so we do not state that the road is finished as of November 2026. The same page says that in August 2024 the 3 km Kyaliwajjala to Kira section was reported to be converted to a double carriageway. Treat this as a reported plan until you see it. Before you pay for a plot because of the road, drive it at a busy hour, and ask the seller whether the plot lies inside or outside the road reserve. Our guide on How to Verify a Land Title in Uganda (2026) explains how to check a boundary against the title.
What titles should you expect in Kira, and what should you check?
Of the 16 Kira listings, 10 state mailo in the tenure field, five more say "private mailo land title" in the description, and one (the Mulawa plot options) does not state a tenure. So mailo is what to expect here. Under section 3(4) of the Land Act, Cap 236, mailo tenure holds registered land in perpetuity and allows ownership of the land to be separate from ownership of developments made by a lawful or bona fide occupant. In plain words, a person living or farming on the plot may have rights that survive the sale.
Under section 31 of the same Act, a tenant by occupancy on registered land has security of occupancy and pays a nominal ground rent to the registered owner. Under section 35 such a tenant may assign, sublet or subdivide the tenancy only with the owner's consent. Read Mailo Land Explained for Buyers and what is a kibanja before you buy, and ask the seller in writing whether anyone occupies the plot.
Several listings name the Jomayi estate. If you are buying in any estate, read Buying Plots in Estates From Developers: see the estate plan, the individual title, and who signs the sale. Compare the seller's name with the registered owner on the title. A verified agent has had their National ID and a live selfie checked by us, which you can see in the verified property agents directory.
How do you view a Kira plot safely?
Do the three checks in order. First, ask for the title and run a search, as set out in our land title guide. Second, visit the plot with the seller and with someone who knows the area, and walk the boundary. Third, only then discuss a deposit, and pay into an account in the seller's registered name, not to an agent's personal phone.
If you live abroad or are short of time, you can book an escorted site visit. You can also see listings in this area, or look at Houses for Rent in Kira, Najjera and Kyaliwajjala if you want to live there before you buy. For the wider picture, see Property for Sale in Wakiso, Land for Sale in Uganda, and Property by Location in Uganda. The Knight Frank H1 2026 review describes the Kampala market as favouring buyers, with abundant stock and room to negotiate, so do not rush.
Frequently asked questions
How much is a plot in Kira?
In our listings on 3 November 2026, Kira plots ask about UGX 3.9 million to 10.5 million per decimal. A 50 by 100 ft plot (about 11.5 decimals) asks UGX 85 million to 95 million in the listings we hold. These are asking prices, often negotiable, and not sale prices.
Is Najjera part of Kira Municipality?
We could not confirm this from an official source. Wikipedia names three divisions, Namugongo, Kira and Bweyogerere, and does not name Najjera. Najjera sits next to Kira and our listings tag it separately. Ask the municipal office and get a recent local council letter before you buy.
Is the Kira-Kasangati-Matugga road finished?
We could not confirm a completion date. The contract was reported as signed in August 2020 for a 20 km road with a 36-month plan. As of November 2026 we do not state that it is finished, so drive it and check the road reserve on any plot.
What title do Kira plots have?
Every Kira listing of ours that states a tenure says mailo, usually a private mailo title. Mailo can carry the rights of people already living on the land under the Land Act, Cap 236, so ask the seller in writing whether anyone occupies the plot.
How far is Kira from Kampala?
Wikipedia puts Kira Town about 15 km north-east of the Kampala city centre, bordered by Kampala on the west. Travel time depends on traffic, so test your own commute at the hours you will use it.
