Where is Kajjansi and why does the Expressway matter?

Kajjansi is an urban centre in Wakiso District, about 16 km south of Kampala and about 25 km north of Entebbe International Airport, on the tarmac Kampala-Entebbe Road. Wikipedia names Kajjansi as a major junction of the Kampala-Entebbe Expressway, the point where a spur of about 14 km branches off to Munyonyo. The main expressway is about 37 km, runs from the airport through Abayita Ababiri, Kajjansi and Kabojja to Busega, and was commissioned on 15 June 2018. Toll collection began on 8 January 2022, at UGX 5,000 to UGX 18,000 depending on the vehicle.

For a buyer this means two roads. The expressway is tolled and Entebbe Road is not. Ask whether a plot has a short, all-weather access to either, and what the daily cost of using the toll would be for you.

What is Kajjansi Airfield?

Wikipedia describes Kajjansi Airport as a private civilian airport owned by Mission Aviation Fellowship, in practice a small airfield. It is not an international airport, and it is not the same as Entebbe. If a seller says a plot is "near the airport", ask which one, and how far in kilometres by road. Land near any airfield can carry height or use limits, so ask the council and the owner of the field before building.

Wikipedia gives about 16 km by road. Lubowa, a suburb bordering Kajjansi to the north, is about 11.5 km from the Kampala central business district. Neither source gives a travel time, so we will not. Are there wetland limits near the lake?

Parts of the Entebbe Road corridor lie close to Lake Victoria, and low ground near the water or in a swamp can be wetland, where building is restricted.   1. Search the title on the Ministry of Lands online system (UgNLIS) for UGX 10,000. The Monitor reported it shows ownership, encumbrances and location.
  2. Match the registered owner to the seller's National ID.
  3. Confirm both buyer and seller have a TIN if the deal is UGX 10 million or more, as URA has required since 6 December 2021.
