Kitende is a residential area in Wakiso District off Entebbe Road. As of November 2026, our one Kitende listing is eight 50 by 100 ft plots on Lumuli Hill at UGX 70M a plot with private mailo titles, about UGX 6.1M a decimal. On Jiji, plots with a stated size asked about UGX 6.5M to 9.4M a decimal, and an acre about UGX 650M.

Where is Kitende and is it close to Lubowa?

Kitende is a residential area in Wakiso District on the Entebbe Road side of Kampala. The Jiji listings we read name Entebbe Road for most Kitende plots, and some say "Ntebe Road", which is the same road (source 2). Wikipedia puts Kajjansi, another Entebbe Road town, about 16 km south of Kampala by road and about 25 km north of the airport (source 1), but we found no source that gives Kitende's own distance from Kampala, so we do not state one. Test the journey at the hour you would travel.

How much is land in Kitende?

Our own listing is the firmest number we have. It is eight plots on Lumuli Hill, 1.5 km from St. Mary's Kitende, each 50 by 100 ft, at UGX 70M a plot with ready private mailo titles and a view (Land & Property listings, Nov 2026). A 50 by 100 ft plot is 5,000 square feet, which is about 11.5 decimals by true area, so that is about UGX 6.1M a decimal. Some sellers call the same plot 12.5 decimals, which would give UGX 5.6M, so always ask how the seller measures.

On 3 November 2026 we also read the Jiji Uganda search page for "Kitende", which showed 20 listings (source 2). These are sellers' asking prices.

Estate plots or individual plots in Kitende?

Both appear. Many Jiji listings are titled "estate" and sell several plots at the same price, often with the words "quick sale" or "bank pressure sale". Others are single plots sold by an owner or an agent. Estate plots usually come with a promise of a title in the buyer's name after subdivision, so the questions are: has the estate been surveyed and subdivided, is the parent title clean, and when will your own title be ready? One listing in our review, for example, described a plot as a "bank pressure sale" at UGX 45M and about 3 km off the main road. Such a plot may be cheap for a reason, so check the bank's position and the title before paying. We make no claim about any seller or estate.

The common plot size in our listing and in several Jiji listings is 50 by 100 ft or 100 by 50 ft, with 100 by 100 ft as the larger option. Those sizes matter for building. See Land for Sale in Uganda: The Complete Buyer's Guide for how to match plot size to a house plan.

  • Ask for the plot number and confirm it on the survey plan.
  • Ask whether the title is already in the seller's name or still in the estate owner's name.
  • Ask how far the plot is from tarmac. One Jiji listing in Lumuli says about 2 km from Entebbe Road; another says about 3 km off the main road.

What schools, utilities and titles should you check?

Our listing names St. Mary's Kitende as a landmark 1.5 km from the plots, and a Jiji listing in Sekiwungu mentions being near Akright. Akright City is one of the places the Kampala-Entebbe Expressway connects (Wikipedia, source 3), though we found no source that says where Kitende residents join the Expressway. One Jiji listing says "near Entebbe Express Highway" without a distance. Do not rely on a promised Expressway link until you have driven it.

We did not verify water, power or school fees in Kitende, and we will not state them. Ask the seller which utilities already reach the plot and who pays for extension, and check with the supplier. On titles, the Jiji listings that state a tenure describe private mailo. Under the Land Act (Cap. 236) mailo is registered land held in perpetuity, subject to the rights of lawful and bona fide occupants (s.1 and s.3(4), source 4).
